🛏️🦠 Sometimes the most important sample we collect is the one taken where someone spends the most time.
This air sample was collected at pillow height in a child’s bedroom after concerns were raised about possible mold exposure and related symptoms. While we can help point families toward the appropriate medical professionals for exposure evaluation and toxicity screening, our specialty is determining whether the home itself is contributing to the problem. 🏠🔍
An ambient air sample like this is often an important part of our testing strategy—but it’s only one piece of the investigation. We also evaluate the building for moisture intrusion, hidden fungal reservoirs, HVAC conditions, and other clues that help explain why elevated mold may be present.
Finding the mold is only half the job. Identifying the moisture source and the extent of contamination is what leads to lasting solutions. 💧✅

🏡🔍 At first glance, this spray foam attic looks outstanding. The air sealing is excellent, humidity is well controlled, and the conditioned attic space appears to be performing exactly as it should. 👏

Then you slow down...
Roughly 35–40% of the visible framing shows fungal growth. A little discoloration on framing lumber can be normal during construction, but this level of uniform contamination is not. 🦠🪵
Here’s what many people don’t realize: this attic is inside the building envelope. It shares air with the living space below.
If you wouldn’t accept this level of fungal growth on your bedroom ceiling or your kitchen cabinets, it shouldn’t be considered acceptable on the structural framing above your family’s living space either. 🏠💧

The capacity for mold spore dispersal and occupant exposure is very present under these conditions. The good news? The best time to identify and correct this is before drywall is installed. 🚧
In Texas, while the builder still owns the home, impacted framing can often be structurally cleaned or, when appropriate, replaced before the home is turned over to the buyer. That’s far better than discovering a built-in mold problem after you’ve moved in.
🏗️ Buying a new construction home? Don’t assume “new” means mold-free. Let a licensed mold assessment professional evaluate the framing before the walls are closed up.
