This moment of zen is brought to you by my dog's upset stomach. I was standing out front with her while she ate some tall grass when I noticed the Gladiolus' blooming.
I relocated them, along with some other bulbs, last year. When we moved in, they were growing somewhat randomly in a tree bed that didn't make sense. So when we planned to remove that tree, I moved the bulbs, too. Glad to see they are doing well in their new location!

Teamwork makes the dream work!

Congratulations to OUR clients on the successful sale of their single family home and purchase of their second townhome. These two empty-nesters are living the dream! I helped them purchase a townhome here in the Lake Norman area (just outside of Charlotte) so that they could escape the brutal Michigan winters and enjoy the milder winters with blue skies that we experience in North Carolina.
However, they decided they weren't quite ready to give up the Great Lakes entirely, but didn't need their big house anymore if they were going to be splitting their time between two states. So I offered to help them find a REALTOR in their area that shares the same standard of excellence they received from working with me...

🌍 Global Headlines vs. Local Housing: What’s Really Happening? 🏡

With the ongoing conflict in Iran driving energy volatility and keeping inflation top-of-mind, many people are wondering: Is the real estate market cooling off? To find the truth, we have to look at MoM shifts to see immediate consumer behavior and YoY trends to strip away seasonality.

My big takeaway? While the Charlotte MSA median price held completely flat at +0% YoY, the local demand in Lake Norman is still resilient.

Let’s look at how May stacked up against April across our communities:
📊 The Macro View (Charlotte MSA): We saw inventory tighten slightly with 5,360 new listings down from April's 5,669. Yet, buyers absorbed the market quickly—closed sales grew to 3,566 (up from 3,147) and median prices ticked up to $415,000.
📍 Huntersville: Demand accelerated! Listings dropped to 178, but sales increased to 136. Homes sold in a rapid median of just 11 days, bringing the median price up to $597,495.
📍 Cornelius: After a massive surge of 192 closings in April, Cornelius found stabilization in May with 67 closed sales and a balanced median price of $625,000, giving buyers a bit more breathing room at 23 days on market.
📍 Davidson: Low-inventory luxury rules here. While closed sales dipped to 35, a handful of premium sales drove the median sold price up to a staggering $800,000.
📍 Mooresville: Volume normalized after an incredibly busy April, but prices remained strong, climbing up to a stable median of $500,000.

The Strategy Moving Forward:
Macro disruptions mean volatility, but they also bring opportunity. If you are waiting for interest rates to drop significantly, remember that sticky inflation means the Fed is holding steady for now. Smart buyers are navigating this by utilizing creative financing options—like temporary 2-1 rate buydowns or adjustable-rate mortgages (ARMs)—to secure the home now and refinance later.
