August’s Long Island market numbers are in — and after more than 20 years in real estate, I always remind my clients that the headline numbers are only part of the story.

1,953 homes sold in August, down 4.5% from last year, while the average sale price rose 6.0% to $1.01M. Homes spent an average of 41 days on the market, just one day more than August 2025.

For sellers, strong pricing continues to be encouraging. For buyers, preparation, patience and understanding exactly what is happening in the specific neighborhood you’re considering remain just as important.

Long Island is not one market. Every town, every price point and every home is different — and experience helps put the numbers into perspective.

Long Island real estate is never one market—and experience matters when you’re navigating from Nassau through Western Suffolk and out toward the East End.

The latest Q2 2026 Compass East End Market Report shows just how differently each area can move. In the Hamptons, fewer homes traded year over year while both average and median prices increased. On the North Fork, transaction volume rose, average pricing remained relatively steady, and the median shifted lower.

That’s exactly why local knowledge, negotiation experience, and the ability to read the market beyond a headline matter.

A little Sunday golf to close out August—and I have to say, I’m loving this game more and more.

I may still be relatively new to golf, but I’ve definitely caught the bug. One of the best things about living on Long Island is having access to so many incredible courses, from our great public options to some of the most iconic names in the game.

National Golf Month may be coming to an end, but golf season certainly isn’t. Fall is one of the best times to get out there—cooler air, beautiful scenery and plenty of opportunities to keep improving one round at a time.

My girl, my companion, my shadow, and the sweetest sister to Alex. Beatrice has a way of making herself known wherever she goes — and at this point, I’m pretty sure everyone around town knows her too!

Six years of that beautiful Newfoundland face, her favorite toys, her big personality, and an even bigger heart. There is truly nothing like the love of a dog, and I feel so lucky that this gentle giant is mine.

I was so happy to once again support the NY LGBT Network at the annual White Party Fundraiser, hosted by our wonderful friends Stanley Lomangino and Will Rivera at their home in Cold Spring Harbor.

The NY LGBT Network has been serving Long Island and Queens since 1993, providing free programs and services including youth programming, mental health counseling, support groups, health initiatives, advocacy, community events, and so much more. Their work continues to create safe, affirming and connected communities for LGBT individuals, families and allies.

Stanley and Will created such an incredible evening—beautifully done from beginning to end—and, most importantly, one centered around giving back and helping ensure these vital services remain accessible to those who need them.

A spectacular White Party, a meaningful cause, wonderful people—and an especially memorable way to spend my birthday weekend.
