šŸ” GOOD NEWS FOR BUYERS - as May and June roll around, you should see more homes come to market; however, you’ll likely find more buyer competition out there too! If you’re serious about making a purchase this season, choose an experienced buyer’s agent, be financially prepared with documentation in hand, be readily available to view properties once they’re showing, and be ready to make an offer and perform quickly via inspections, attorneys, etc.

Something to be aware of on a sunny day like today after a snow storm…

How Ice Dams Form
1 Heat Escapes: Warm air from your home leaks into the attic due to poor insulation or air leaks (e.g., around vents, chimneys, or light fixtures).
2 Snow Melts: This escaping heat warms the upper roof surface to above 32°F (0°C), melting the bottom layer of snow.
3 Water Runs Down: The melted water flows down the shingles toward the roof’s edge.
4 Refreezing: When the water reaches the eaves—which are not over heated living space and remain below freezing—it turns back into ice.
5 The ā€œDamā€ Effect: As this cycle repeats, a thick barrier of ice builds up, trapping liquid water behind it.Ā 

Why It’s Dangerous
Ice dams are more than just a nuisance; they can cause severe damage to your home:Ā 
• Roof Leaks: Trapped water pools behind the ice and is forced upward under shingles, eventually leaking into the attic and through ceilings or walls.
• Structural Damage: The excessive weight of the ice can tear off gutters, loosen shingles, and even threaten the structural integrity of the roof.
• Mold & Rot: Persistent moisture leads to wood rot, wet insulation (which loses its effectiveness), and the growth of mold and mildew.

The majority of local homeowners aren’t moving anytime soon. On average, they have now lived in their home for roughly 15 years, which is more than double from the early 2000s. Why the change?
Having an extremely low mortgage rate, higher existing home prices, and the resulting continued tight inventory have turned most homes today into long-term holds, keeping listings scarce and competition elevated - even when buyer demand wanes.
Looking forward to the highly anticipated lower mortgage rates on the horizon to loosen the inventory for the spring and summer markets!
