If you’re waiting for interest rates to drop before buying or selling a home in North Alabama, here’s something worth considering.
The mortgage rates we saw in 2020 and 2021 were historically unusual, not the norm. For decades before that, buyers regularly purchased homes with rates between 5% and 8%, and even higher in the ’80s and early ’90s.
A lot of people assume lower interest rates automatically mean it’s a better time to buy. But that’s only part of the equation.
When rates fall:
• More buyers enter the market
• Competition increases
• Home prices often rise
• Multiple-offer situations become more common
When rates are higher:
• There are typically fewer competing buyers
• Sellers may be more willing to negotiate on price, closing costs, or repairs
• Buyers often have more time to make thoughtful decisions instead of rushing into bidding wars
It’s also important to remember: you marry the house, not the rate.
If interest rates decrease in the future, refinancing may be an option. But you can’t refinance the purchase price of a home you overpaid for because competition drove prices up.
Every real estate market has opportunities. The key is understanding how to take advantage of the market you’re actually in, not the one everyone is waiting on.
