It's easy to think the strongest offer is simply the one with the highest price. But when you're buying or selling a home, there's more to consider than just the number. 👀🏡

A lot can affect how strong an offer really is:

👉 Financing
👉 Appraisal terms
👉 Inspection
👉 Other contingencies
👉 Earnest money
👉 Proposed closing date

A higher offer may come with more conditions or uncertainty, while a slightly lower offer could have cleaner terms and a much clearer path to closing.

For example, a $400,000 offer isn't automatically stronger than a $390,000 offer if the $400,000 offer is contingent on the buyer selling their current home first, while the $390,000 buyer is ready to close quickly.

The goal isn't always to offer or accept the biggest number. It's about looking at the entire offer and understanding which combination of price and terms gives you the best results.
