a good realtor helps you buy a house. a great one makes sure it’s actually the right one. 💯

and yeah — there’s a difference.

when you’re new to buying or selling, it’s easy to assume every agent is basically doing the same job… show you homes, write the offer, hand over the keys. done.

but the way an agent does that job is everything.

the best ones treat your move like it’s their own. they figure out how you actually live — not just what boxes you want to check. they slow you down when you need to be slowed down. and they’re still around long after the boxes are unpacked.

i’ve also been known to talk you out of something. and i will not apologize for it. 😅

that’s the kind of agent worth holding out for — and honestly? the only kind i know how to be.

the information isn’t the hard part anymore.

everyone has access to zillow. everyone can run comps. AI can pull data faster than any agent alive.

but i’ve never seen an algorithm read a seller’s body language across the kitchen table.

i’ve never seen AI call a listing agent and find out why a home’s been sitting for 60 days — or what it would actually take to make the seller move.

i’ve never seen a search filter uncover an off-market option because i know the agents in this market.

the data is the easy part. knowing what to do with it… that’s the job.

honestly, social media just fell off while life was happening — and i’m not even mad about it because it’s been a good kind of busy.

here’s what i’ve been up to:

🏡 140 Oak Ridge Loop — under contract in less than 3 weeks

📋 two new listings coming soon — Valley Mills & Livingston (details dropping soon, stay tuned)

⚾ caught a Savannah Bananas game in College Station — if you know, you know

🏠 visited my childhood home for the first time in years… no notes, just feelings

🌿 attended the “Written in the Stars” event at Washington-on-the-Brazos — genuinely one of the most beautiful nights

🍞 and i’ve been baking. a lot. probably too much.

life’s been full in the best way, and i’m back with a lot coming your way across the Brazos Valley — new listings, local content, all of it.
