Looking for Homes
Now that you’re pre-approved, the fun part begins — looking for your home! 👀🔑

But before we start touring, there are a few things I want my first-time buyers to understand:

đź’° Stay within your budget.
We’re going to focus on homes that fit your pre-approval and, more importantly, a monthly payment you’re comfortable with.

Looking significantly outside your buying range can make the homes you can afford feel disappointing.

đź“‹ Know your needs vs. your wants.

Make a list of your non-negotiables and the things you’d simply like to have. There’s a difference! A beautiful backsplash can be changed.

Location, lot size or the number of bedrooms may not be so easy.

🏠 Don't expect 100% perfection.

If a home gives you 80% of what you want, fits your budget and checks your most important boxes, it deserves serious consideration. Sometimes buyers miss a great home while waiting for the “perfect” one.

And remember — online photos are only the introduction. Some homes look better online, and some look much better in person. That's why we go see them!

That beautiful kitchen, fresh paint and gorgeous floors may catch your eye—but they don't tell you everything about the home.

That's where a home inspection comes in.

A professional home inspection can help identify potential concerns with major components of the property, such as the roof, HVAC, plumbing, electrical systems, foundation and more.

And here's something I want first-time buyers to understand:

An inspection isn't about finding a perfect house. It's about knowing what you're buying.

Every home may have something that needs attention. The goal is to have as much information as possible so you can make an informed decision before you get to the closing table.

Before you fall in love with one, there’s something you need to know first.

One of the first steps in the homebuying process is talking with a loan officer and getting pre-approved.

Why? Because before we start touring homes, you want to understand where you stand financially and what price range makes sense for you.

And if you’re not quite ready for pre-approval yet, that’s okay. A loan officer can help you understand what may need to happen so you can work toward getting there.

You don’t have to have everything figured out before you start the conversation. You just need to know your next step.

Wait…there’s a difference between your down payment AND your closing costs? 👀🏡

Yes—and this catches a lot of first-time homebuyers by surprise.

Your down payment is the portion of the purchase price you pay upfront.

Your closing costs are separate expenses associated with purchasing and financing the home and may include things like lender fees, appraisal, title-related costs, homeowners insurance, taxes and prepaid expenses.

But here's the good news: you may not necessarily have to cover all of those costs by yourself. Depending on the home, loan program and transaction, seller concessions, lender credits, builder incentives or eligible assistance programs may help with some of those expenses.

The key is knowing the whole financial picture before you start shopping—so there are fewer surprises when it's time to close.

One of the biggest questions first-time homebuyers have is: “How much house can I actually afford?”

Your lender may approve you up to a certain amount, but your comfortable monthly payment should help determine your real home-buying budget.

Think about the whole picture—your mortgage payment, taxes, insurance, utilities, maintenance, and most importantly… your life outside of your house.

You want to own your home without feeling like your home owns you. ❤️

Before we start looking, I want to know what payment feels comfortable for YOU—not simply the maximum amount you've been approved to spend.

That’s one of the biggest misconceptions I hear from first-time homebuyers.

Depending on your qualifications and the property, there may be options that require far less upfront:

🏡 USDA: Eligible buyers and properties may qualify for 0% down

🇺🇸 VA: Eligible veterans and service members may qualify for 0% down

🔑 FHA: Down payments can be as low as 3.5% for qualified buyers

đź’° Down-payment assistance: State or local programs may also be available to help eligible buyers with upfront costs.

The point? Don’t count yourself out before you know your options.
