Mortgage rates can feel like they move for no reason, but there are a couple of important pieces working behind the scenes.

One is the 10-year Treasury yield. The other is what’s called the “spread,” or the gap between that yield and mortgage rates.

In 2023, that spread widened significantly during a period of economic uncertainty. If that same gap were still in place today, mortgage rates could be much closer to 8%.

The encouraging part is that the spread has narrowed and is now much closer to its long-term average. That has helped keep today’s mortgage rates lower than they otherwise might be.

Rates are still higher than many buyers would like, but understanding the bigger picture matters. A change in rates can affect your monthly payment, your buying power, and which homes make sense for your budget.
