This newly built home had several exterior wall penetrations that where not sealed or improperly sealed. Thus allowing water to enter. Creating the perfect environment for structural decay.

Ran across evidence of a roof leak on this inspection. Upon further investigation. I found that water was leaking in through the poorly designed gable vents. It appeared to be pooling up and leaking down the wall on tonthe ceiling.
You can also see evidence of fungal growth.

Settlement cracks in drywall can occur for several reasons.
One common cause, like what’s shown in these photos, is structural framing studs that were undercut and therefore not properly supporting the loads they were designed to carry.
This is exactly why phase inspections during new construction are so important. Issues like this can be caught early, before they turn into visible damage or costly repairs.
