I had someone ask me the other day if they needed a written agreement prior to attending an open house. You do not need a written agreement to attend an open house. But, you do need to have a signed buyers representation agreement with your agent prior to touring any home whether it’s virtually or in person.

The latest NAR settlement has introduced changes to enhance transparency and trust in real estate. As of August 17th, here's what has officially taken effect:

- **Compensation Details Removed from MLS**: Compensation agreements will no longer be publicly listed, allowing for more private and personalized discussions about terms.

- **Written Agreements Required**: We'll need to have a written agreement in place before touring any homes together. Whether virtually or in person. This ensures that both parties understand and agree to the terms of our professional relationship from the start, making the process clearer.

These changes are designed to protect your interests and ensure you have all the information necessary to make informed decisions.

Let's get to the bottom of what contingencies in real estate are!

πŸ“ A contingency is a clause in a formal real estate contract that states there are certain conditions that must be met by either the buyer or the seller in order to continue to the next step in the contract. There are contingencies in almost every real estate contract. They are there to protect the buyer and the seller.

Both the buyer and seller must agree to the terms of each contingency and sign the contract before it becomes binding.

Hi everyone! I have a buyer looking for a newer home in the areas of Iona/Lincoln somewhat close to Bonneville highschool. They are looking for a 5 bed 2/3 bath and are okay with the home not having the basement finished as well. They have seen the ones on the market but haven’t really liked any.
