Most people never see the race.

The work starts weeks before a home ever hits the market.

Pre-listing walkthrough.
Pre-listing checklist.
Staging recommendations room by room.
Pricing strategy built from the same comps I’ll use every week while the home is listed.
Professional photos.
Video.
A property website.
Paid marketing on Google, Facebook, Instagram, and YouTube.

Then the listing goes live and the real work begins.

Before every showing, I text the buyer’s agent specific details about the home so they know exactly what to point out to their buyers.

Every week, I pull fresh comps using the same criteria we started with so my sellers can see exactly what the competition is doing in real time.

Every week, I send showing feedback.
Agent conversations.
Buyer objections.
The good, the bad, and the ugly.

Every week, I send marketing reports.
Website traffic.
Video views.
Ad performance.
How many people are actually engaging with the property.

Then we look at the numbers.

If the home is getting less showings than the average we are having a conversation about it. Not in a month, right now.

Then come the negotiations.
The inspection.
The appraisal.
The lender updates.
