Our recent market trends brought balanced conditions to the Coachella Valley, but let's face it, balanced doesn't mean one-size-fits-all.

What we're seeing:
⧫ Inventory is cooling slightly, but new listings are giving buyers a real choice
⧫ Days on market stretched as buyers take their time (smart ones move fast when they find what's right)
⧫ Homes priced correctly sell at 96.2% of the asking price.
⧫ Homes overpriced? Down 7-8%.

All in all... price strategy wins.

For buyers: This is still your clarity moment. Nearly 838 homes going under contract signals opportunity, but it's about timing and intentionality, not rushing.

For sellers: Success isn't about luck. It's about a plan: pricing right, presenting with a story, and moving decisively when the right offer comes.

Let’s face it. Most real estate data is easily accessible now. That said, it’s why hiring an experienced agent matters more than it used to.

And yes, everyone has access to what’s listed on Zillow, and now they think they are an expert in real estate based on some Zestimate.

But truth is, I’ve never seen AI read a seller’s body language across the kitchen table.

Now, don’t get me wrong… I LOVE my Claude. I’m using it so much that I find myself running out of credits at least once a week, especially as it’s helping me build out and code my upcoming Real Estate app for Realtors called The Estate™︎. That said, I can tell you that I’ve never seen AI lean on a network of agents with off-market options when you can’t find what you’re looking for.

I’ve never seen an algorithm call a listing agent and uncover why a home’s been sitting or what would motivate the homeowners.

The reality is, information isn’t the hard part anymore. Knowing what to do with it is.

Let’s face it. Most Coachella Valley buyers focus on negotiating the list price and miss opportunities to leverage other areas.

Meanwhile, the levers that can save you the most don’t touch the list price at all.

Ask the seller to buy down your rate. This can save you tens of thousands over the life of the loan.

Then there’s the repair credits. Instead of going back and forth over who fixes what, ask for a credit at closing.

You keep the money, choose your own contractor, and decide what it looks like when it’s finished.

Don’t forget to ask what stays with the home. Appliances, furniture, window treatments, because these are all negotiable. (And that’s money you won’t have to go spend later).

And most importantly: talk to more than one lender. I’ve seen the same buyer get wildly different rates just by making two extra phone calls.
