If a cash offer doesn’t work there is Subject-To, Trust Aquisitions and Seller (Owner) Financing.
Please just keep in mind the MAX down payment for any financing should be 10%.
DSCR Loans cover Purchase, Closing, & Rehab, if the property can pay for the mortgage i.e. Rent vs Payments.
They will require 20% down, and usually today between 6.5 and 7.25% Interest for that DSCR loan, they will also pay assignment for fees, and any agent commissions.
This is awesome for distressed prices of real estate because if fully renovated, hitting max rents, you can hold It & re-fi out & pay off the loan or flip it and pay it off.
