Assembly Bill 1157 failed in committee last week.

If passed, AB1157 would have altered the current Tenant Protection Act by limiting annual rent increases to 2% plus the change in the Consumer Price Index (CPI) or 5%, whichever is less. AB 1157 would also have removed the statewide rent cap exemptions for single-family homes, condominiums, and ADUs.

Currently, the statewide rent cap is 5% plus CPI or 10%, whichever is less, and does not apply to single-family homes, condominiums, and ADUs.

Assembly Bill 628 has gone into effect this month, now mandating that landlords must provide a working stove and refrigerator in all rental units starting January 1st, 2026.

The law also applies to homes where tenants are renting without a formal rental agreement (like a month-to-month lease).
