Most buyers think these are interchangeable, and they’re not. Picking the wrong one can cost you thousands.

✨$10K off the price✨
You’re reducing your loan amount by $10K, and at a 6.5% interest rate per 30 years, that saves you roughly $12,700 in interest over the life of the loan. Your monthly payment drops about $63. But here’s the catch - you still need cash for closing costs. If you’re tight on funds, this doesn’t help you get to the finish line.

✨$10K toward closing costs✨
The price stays the same and your loan amount stays the same. But the Seller covers $10K of your closing costs, so you keep more cash in your pocket at closing.

You’ll pay slightly more over 30 years because you’re financing a higher amount, but you walk into your new home with reserves instead of draining your bank account to close.

The best deal isn’t always the lowest price. It’s the one that puts you in the strongest position after you close.

At first, the highest offer felt like the obvious choice.
Three offers came in, and one was significantly higher than the rest.

But when we reviewed the details, the cracks started to show:
Weaker financing, longer inspection period, concessions buried in the contract, mmore appraisal risk.

I said it then:
"Just because it's the highest doesn't mean it's the strongest."

The seller chose it anyway.
A few weeks later, the appraisal came in low.
That led to negotiations, credits, delays, and price reductions.

By closing, the "highest" offer actually netted less than the lower offer we almost accepted. Price matters. But so do terms, financing, and certainty.

The best offer isn't always the highest one. It's the one that actually gets you to the closing table. ✨
