When buyers hit a roadblock because they can't find the perfect home, here's what I \*don't\* do: Sit back and wait for the market to turn.

Instead, here's how we FIND the home:

• Tap into my Florida network requesting a heads-up on homes coming to the market soon.
• Use social media to advertise my client's needs. Sounds a little strange but I've seen this work wonders.
• Launch targeted mailing campaigns in buyers' dream neighborhoods.
• Connect directly with For Sale by Owners.
• Call investors to inquire about off-market properties.
• Reach out to past clients who might be ready to sell.
• Scout new construction neighborhoods.

Are you hoping to cozy up in a new home by the time the leaves start changing color? The process of buying a house takes a little bit of time, so if your goal is to move this fall, the time to begin your journey is now!

Here's a snapshot of what to expect from the home-buying process:

Step 1: Pre-Approval | 1-2 Days
Before embarking on your home search, getting pre-approved for a mortgage is a crucial first step. This process typically takes between 1-2 days, assuming no credit repairs or additional income verifications are required. Pre-approval not only solidifies your budget but also makes you a more attractive buyer when you're ready to make an offer.

Step 2: Home Search | 3-4 Weeks
Every home search is unique, and the timeline can vary based on market conditions and your specific needs. However, most buyers generally find their dream home within a month. This step also includes exploring different neighborhoods, attending open houses, and refining your list of must-haves.

Step 3: Closing The Deal | 1 Month
Once your offer is accepted, the final steps include home inspection, appraisal, finalizing your loan, and closing. This part of the process usually takes around 30 days. Then, the keys are yours!

Keep in mind that this is a general guideline, and the timeline might shift based on various factors. My role is to guide you through each step, ensuring your home-buying journey is as smooth and stress-free as possible.

“What are the steps to be in a home by year’s end?”

This is a common question I start to hear this time of year.

Here’s a simple roadmap:

If your 2024 to-do list says “buy house” - you’ve got the perfect amount of time to be settled into a new home by the holidays.

August:
✓ Reach out to an agent for a buyer consultation to make a game plan.
✓ Chat with a lender to nail down your home price range and pre-approval letter - typically good for 90 days. (Send me a DM for my lender recs!)

September:
✓ Fun part: Make a Wants vs. Needs list, browse listings, scope out open houses, and begin your home explorations.

October:
✓ Narrow down favorites and submit your offer(s) with the help of your agent.

November:
✓ Seal the deal on your new place and wrap up paperwork by month's end.

December:
✓ Move in, deck the halls, and enjoy the holidays in your new spot!

Here's the secret: Days on market.

When a home sits on the market for a longer period, sellers are often motivated to seal the deal.

Here's your tip: Look for homes that have been listed for more than 30 days to uncover potential opportunities. By targeting these properties, you could snag a great deal and ease your worries about closing costs.

We all make mistakes.

But with a little extra planning and know-how, you can sidestep the following pitfalls the next time selling is on the mind:

• Mistake #1: Listing your home too soon - either before you're emotionally ready or before your home is ready to be viewed.

• Mistake #2: Put your belongings in storage for months and months without thinking about them (and unnecessarily racking up monthly storage fees).

• Mistake #3: Expecting new appliances, furniture, or home decor to be delivered overnight. While pandemic delays are a thing of the past, it can take weeks or months to schedule delivery.

• Mistake #4: Misunderstanding the layout of your new home and whether your current or new furniture will fit. (A tape measure is your best friend here!)

• Mistake #5: Packing too late. On average, it takes 3-5 full days to pack up a three-bedroom house. Triple or quadruple that number if you only want to pack in the evening hours. Slow and steady wins the packing race.

Taking this advice early in homeownership can be a lifesaver down the road. Here are some notes I’ve shared with my buyers — I’ve updated it with life span estimates, 2024 replacement costs, and monthly savings goals.

Roof
Life span: 20 years
Average replacement cost: $9,353
Savings plan: Save $20 - $40/month

HVAC/Furnace
Life span: 15-20 years
Average replacement cost: $7,500 (replace both at once to save)
Savings plan: Save $10 - $30/month

Smoke Detectors
Life span: 8 years
Average replacement cost: $20 - $50 each
Savings plans: Replace one detector each year.

Wood Deck
Life span: 10-15 years
Average replacement cost: $4,100 - $11,700
Savings plan: Save $20 - $50/month

Washer and Dryer
Life span: 10-15 years
Average replacement cost: $1,000 to $2,300 per set
Savings plan: Save $10 - $50/month per appliance
