Think twice before making these common homeowner mistakes—your wallet (and future self) will thank you:

1. Skipping receipts for home upgrades? If it’s not documented, it might as well not exist. No paper trail = no value boost.
2. Letting tree limbs hang over your roof? That “nature vibe” can invite leaks, pests, and roof damage.
3. Going bold in all the wrong places? Trendy doesn’t always translate to timeless—especially when it’s stuck to the wall.
4. Running the dryer unattended? Lint buildup + no one home = a recipe for fire.
5. DIY electrical work without permits? You might save money now, but pay big later in liability—or worse.
6. Ignoring that drip? It may look small, but water doesn’t wait. It escalates.
7. Painting over water stains? Covering it up won’t fool mold, inspectors, or buyers.
8. Letting your exterior slide? Buyers judge books by their covers—and homes by their lawns.
9. Ignoring your HVAC tune-up? That quick service visit could save you thousands and a mid-summer meltdown.
10. Sealing off windows? You’re not just blocking light—you’re dinging value, safety, and ventilation.

After touring hundreds of homes, here are the bathroom “upgrades” that can turn buyers away:

1. Loud Wallpaper
It might not be the buyers style and make the consider how much work needs to be done.

2. Carpet in the bathroom
Just no.

3. Dark paint with little natural light
This combo can make a bathroom feel small and closed in.

4. Pedestal sinks
The may be aesthetic but the buyer will want more room for storage.

These may seem small but they can ABSOLUTELY affect how fast and for how much a home will sell! 🏠

If you’re thinking about selling; I can help you decide what’s worth updating! 🙌

6 Red Flags Sellers Hope You Miss During a Showing 🚩

1. Overpowering scents everywhere
One candle is ambiance. Strong plug-ins in every room can mean they’re trying to hide odors from pets, smoke, mildew, or mold.

2. Fresh paint in just one room
If one room looks freshly painted but the rest of the house doesn’t, that can be a sign something was covered up—water stains, patches, or damage.

3. Rugs in odd places
A rug in the living room makes sense. A rug in the hallway or kitchen? Move it. It could be hiding cracked tile, stained flooring, or other damage.

4. Furniture placed suspiciously
A couch in a strange spot or a dresser blocking part of a wall might not be random. Sometimes furniture is strategically placed to conceal damage.

5. “That’s not working right now”
If the pool pump, appliances, or anything else is “temporarily” out of service, assume nothing. Make sure it’s inspected and confirmed working before moving forward.
6. The AC is off
If the house is warm during a showing, especially in Florida heat, pay attention. It could mean the system is struggling or not working at all—and that can turn into a major expense fast.

The bottom line:
These signs do not always mean it’s a bad house, but they do mean you should look closer, ask questions, and have someone advocating for you before you sign.
