Let this be a reminder for anyone looking at new construction. The site agents work for the builder! Period. If you want someone to advocate for you and your buying wants and needs, it is best that you go in with your own broker representation. Majority pay for a buyer's agent so use their dollars to get the best protection. These builders care about their profits and profits only at the end of the day.
Also for agents, it is so important to work with the right site agent! Some don't even care to advocate for buyers but I'm fortunate to work with some who do. If you have a favorite agent at area builders, please let me know.

The Florida Legislature just passed something that could change what it means to own a home here forever.

It is called the Save Our Homes amendment and on June 2, 2026 both chambers voted yes. Now it comes to US. Florida voters decide on November 3, 2026 and it needs 60% to pass.

If it passes, here's what changes. Our homestead exemption increases from $50,000 to $250,000 by 2028. For about 60% of Florida homeowners that means zero property taxes. For all Florida homeowners that means a larger cost savings!

And Florida is already running a budget surplus while making this happen.

But there are real questions too. Local governments are looking at an estimated $4.6 billion revenue reduction in year one. The state has a plan to address it but how it plays out county by county is still being worked out.
