Taking a stroll through historic downtown St. Augustine today led me back to one of my favorite local spots on St. George Street.

Burrito Works Saint Augustine is a true staple in our community.

In a high tourist traffic area where rent prices continue to climb, and other restaurants charge a premium because of high rent and tourists, they manage to keep their tacos at just $4.25. Which is really the same or less than other taco shops in the area

I mentioned how much I appreciate that they keep things affordable for everyone.

The worker told me they intentionally keep prices low so the people working downtown always have a place they can afford to eat.

That kind of commitment to the local workforce is exactly why I love our Northeast Florida community. It is about more than just a great meal; it is about neighbors looking out for neighbors.

Supporting businesses with that mindset is always a priority for me.

My First Sighting of Spring was on my afternoon walk along the Bayfront on the Matanzas River in historic downtown St Augustine and the aroma from these petunias was wafting through the air and said, "Notice Me!" I did. I stopped to smell the petunias. And they smell like Spring! I lingered to continue enjoying the aroma while I created the post.

If you have a sighting of spring, remember to share it after the coldest winter in Northeast Florida since 1989 when it snowed to be the first white Christmas in over 100 years. I survived.

​When I moved to St. Augustine about 18 months ago, I expected to fall in love with the history and the Matanzas views. What I didn’t expect to fall in love with? My local Ace Hardware.

​Let’s be real: we’ve all wandered the endless, lonely aisles of the big-box stores, searching for one specific hex bolt like we’re on a treasure hunt with no map. 🧭
​At Ace, it’s a total 180. Every time I walk in, I’m greeted by actual humans who—get this—actually want to help.

​Why I’m officially an Ace convert:
​The "Take Me There" Service: I don’t get pointed toward "Aisle 12." A Helpful Hardware Human walks me directly to the solution.

​Expert Advice: If you’re tackling a weekend DIY project or a quick home repair before a listing, they get the right tool in your hand.

​Efficiency: The stores are clean, organized, and you’re in and out in half the time.

​Is the price a few cents more here or there? Maybe. But for the saved frustration and top-tier service? It’s a bargain.

Lately, I’ve started asking myself one question before almost every task: “Can AI help me save time, money, or be more productive here?”

A LITTLE BACKGROUND
I spent 35 years as a technology consultant before becoming a 5-star Realtor here in Northeast Florida over 6 years ago. Even with that tech background, AI has its own learning curve. I’ve dabbled for a few years, but Gemini 3 changed the game for me—now, it’s part of my workflow all day long.

THE STRATEGY
Rather than teaching a formal class, I want to show you exactly how I’m using AI in my daily business. My setup is simple: when I open Google Chrome, six specific windows launch automatically. The 5th one is Gemini, so it stays front and center every single day.

THE IDEA
While prepping a listing agreement today for an appointment this evening, I was reviewing Section 7, which outlines the Seller’s Obligations. Let’s be honest: once a customer signs that agreement, they rarely go back and read it. However, those steps are vital for a smooth sale.
I saw a perfect opportunity to use AI to bridge that gap.

WHAT I DID
I took a photo of the contract page (fun fact: AI can read it even if it’s upside down or sideways!). I uploaded the photo into Gemini 3 with a simple prompt:
> "Use section 7 of this contract to create an email to very nicely point out the things that they have agreed to."

In a separate prompt I also asked Gemini 3 to incorporate the MLS compliance rules from the top of the next page. (Not shown)

The result was a professional, friendly "housekeeping" email that protects my clients and keeps our communication clear.

And if the result is not exactly what you want, ask AI to rewrite it softer, nicer, more relaxed. Or, make it better yourself. But maybe AI helped to give you ideas or make it flow better, or make it more refined, or helped you better communicate the idea.

RESULT

Hi [Seller Name],

It was a pleasure getting everything signed! As we move forward with the listing, I wanted to send a quick summary of our shared responsibilities and the "Seller Obligations" outlined in Section 7 of our agreement to ensure we’re both on the same page.

To start, we have both agreed to adhere to all local Multiple Listing Service (MLS) policies and will execute any additional forms required by the MLS as the process moves forward.

My goal is to make this sale as seamless as possible for you. To help me do the best job representing your property, here is a quick checklist of the items we discussed:

* Communication & Access: Please refer any direct inquiries regarding the property’s transfer to me so I can handle the vetting and paperwork on your behalf. Additionally, please provide me with a set of keys so I can make the property available for showings at reasonable times.
* Property Status: Please let me know before leasing, mortgaging, or otherwise encumbering the property during our listing period, as this can impact the sale process.

* Disclosures: It is important to let me know immediately if any new "material facts" arise—such as a building code violation or unobservable defect—that could affect the property's value. Keeping these disclosures current protects your interests.

* Legal Compliance: We will work together to ensure we perform all acts necessary to comply with FIRPTA (Section 1445 of the Internal Revenue Code).

* Professional Advice: As a reminder, you are encouraged to consult with appropriate professionals for any specific legal, tax, or environmental advice needed during this transaction.

Working from the heart of the city today—and sharing a tip!

It’s a bit chilly outside today, so I decided to take full advantage of the lifestyle and move my office to the historic district!
I’m currently set up at Kafe Kava, where Marissa made me an incredible chai latte (highly recommend!). They have the coziest rooms with comfortable furniture that make for a perfect winter "work-from-home" escape. I’m already looking forward to sitting on their nice patio once the Florida sun warms things back up!

💡 Did you know this local mailing secret?
I didn't realize this until I moved here, but the Post Office actually prefers "Saint" to be written out in full rather than abbreviated as "St." Their automated systems can sometimes confuse "St" (Saint) with "St" (Street)!

Beautiful weather is finally back in St. Augustine! ☀️ One of the best perks of being a Realtor here is that my office can be anywhere—and today, I moved my phone and laptop to beautiful St. George Street and on any other day with this awesome weather.

Before diving into work, I had to stop by a local staple: A1A Burrito Works Taco Shop. If you’re visiting or new to the area, their green chili marinated pork is a must-try.

Pro-Tip: They offer two topping styles: "The Works" or "Baja Style." While both get two thumbs up from me, "The Works" is the clear winner if you want that classic, flavor-packed St. Aug experience! 🌮

Helping my favorite salesperson hit her goals.

My wife, Meg, and I work remotely in sales. Since we are a "sales couple," we are each other's biggest cheerleaders.

Her group was working hard to reach a goal, that if met, would get the group the day off on New Year's Eve Day to kick-off a 5 day weekend.

She wanted to hit a personal goal of 5 "Submits" (pending sales). I wanted to do something special to cheer her on, so I fired up an AI tool called Nano Banana which used Gemini 3 to get creative.

I uploaded separate photos of our dogs and asked the AI to reimagine them as surfing judges in St. Augustine holding up scorecards for her.

The result? (See the photo below!) Meg laughed out loud—mission accomplished! She loved it so much that I ordered a 16x20 print from CVS to hang above her desk. Our 1st Anniversary is coming up on 1/1/26, so starting off the year with a smile is a great start.

Why am I sharing this? Because I love seeing the people I care about win. Whether it’s Meg hitting her sales numbers or my clients scoring their dream home.
