Lately, I’ve started asking myself one question before almost every task: “Can AI help me save time, money, or be more productive here?”
A LITTLE BACKGROUND
I spent 35 years as a technology consultant before becoming a 5-star Realtor here in Northeast Florida over 6 years ago. Even with that tech background, AI has its own learning curve. I’ve dabbled for a few years, but Gemini 3 changed the game for me—now, it’s part of my workflow all day long.
THE STRATEGY
Rather than teaching a formal class, I want to show you exactly how I’m using AI in my daily business. My setup is simple: when I open Google Chrome, six specific windows launch automatically. The 5th one is Gemini, so it stays front and center every single day.
THE IDEA
While prepping a listing agreement today for an appointment this evening, I was reviewing Section 7, which outlines the Seller’s Obligations. Let’s be honest: once a customer signs that agreement, they rarely go back and read it. However, those steps are vital for a smooth sale.
I saw a perfect opportunity to use AI to bridge that gap.
WHAT I DID
I took a photo of the contract page (fun fact: AI can read it even if it’s upside down or sideways!). I uploaded the photo into Gemini 3 with a simple prompt:
> "Use section 7 of this contract to create an email to very nicely point out the things that they have agreed to."
In a separate prompt I also asked Gemini 3 to incorporate the MLS compliance rules from the top of the next page. (Not shown)
The result was a professional, friendly "housekeeping" email that protects my clients and keeps our communication clear.
And if the result is not exactly what you want, ask AI to rewrite it softer, nicer, more relaxed. Or, make it better yourself. But maybe AI helped to give you ideas or make it flow better, or make it more refined, or helped you better communicate the idea.
RESULT

It was a pleasure getting everything signed! As we move forward with the listing, I wanted to send a quick summary of our shared responsibilities and the "Seller Obligations" outlined in Section 7 of our agreement to ensure we’re both on the same page.
To start, we have both agreed to adhere to all local Multiple Listing Service (MLS) policies and will execute any additional forms required by the MLS as the process moves forward.
My goal is to make this sale as seamless as possible for you. To help me do the best job representing your property, here is a quick checklist of the items we discussed:
* Communication & Access: Please refer any direct inquiries regarding the property’s transfer to me so I can handle the vetting and paperwork on your behalf. Additionally, please provide me with a set of keys so I can make the property available for showings at reasonable times.
* Property Status: Please let me know before leasing, mortgaging, or otherwise encumbering the property during our listing period, as this can impact the sale process.
* Disclosures: It is important to let me know immediately if any new "material facts" arise—such as a building code violation or unobservable defect—that could affect the property's value. Keeping these disclosures current protects your interests.
* Legal Compliance: We will work together to ensure we perform all acts necessary to comply with FIRPTA (Section 1445 of the Internal Revenue Code).
* Professional Advice: As a reminder, you are encouraged to consult with appropriate professionals for any specific legal, tax, or environmental advice needed during this transaction.
