The Hard Truth About Getting Ahead

​ Life can be tough. Sometimes it feels like the whole world is just holding you down. But if you’re waiting for a handout, you’re already losing.

​The numbers for February 2026 are in, and if you’re waiting for a "crash," you might be waiting a long time.

Here is the ground truth:

​The Sweet Spot: The $200K–$300K range is moving fast! It has the highest number of sold listings and the most contracts pending.

​Inventory Alert: We currently have 93 listings active, but 59 are already under contract.

That is a pending ratio of 38.8%—a market that is still "mildly active".

​The Pricing Gap: The median asking price is $360,000, but the median sold price over the last six months is $308,000.

​Time is Money: Sold properties averaged just 23 days on the market over the last six months.

However, in the last 30 days, that has climbed to 37 days—a sign that demand is shifting slightly.

​The Bottom Line: 108 listings failed to sell in the last six months. Why?

Usually, it's a mix of bad marketing, poor condition, or being overpriced.
