Today is my 43rd birthday, and I couldn’t be more grateful for my loving family (see latest story!), lifelong friends, sweet clients, and the community that continues to deepen & widen.

I don’t take this precious life for granted. If anything, I sometimes feel a little pressure to make the most of it and do something meaningful.

I had a dream the other day where someone asked me:

“What are you doing to seed the future?” 🌱

I have it written on a pink sticky note in my bathroom mirror because I want to carry that question with me into this next year.

What am I planting?
What am I nurturing?
What am I leaving behind for the people and places I love?
What kind of future am I helping to grow?

43 feels like a great age to be asking these questions.

One of the questions I hear all the time from homeowners and buyers is: How long will it last? How old is it?

There isn’t one exact answer. Quality, materials, installation, maintenance, weather and usage all matter. But these general timelines can help you plan ahead and understand what you may encounter as a homeowner.

5–10 YEARS
• Exterior paint: 5–10 years
• Radon mitigation fan: 5–10 years
• Sump pump: 7–10 years
• Dishwasher: 7–12 years
• Water heater: 8–12 years
• Garbage disposal: 8–15 years
• Well pump: 8–15 years

10–20 YEARS
• Air conditioner: 10–15 years
• Appliances: 10–15 years
• Bathroom exhaust fan: 10–15 years
• Deck: 10–15 years

A 20-year-old roof isn’t automatically a bad roof, just as a 10-year-old furnace isn’t automatically on its last legs. Condition and maintenance matter far more than age alone.
