🏡 July Market Stats 🏡

July was another active month in our local real estate market, with sales continuing to outpace last year. While home prices saw a slight adjustment, buyer activity remains steady, and the increase in available inventory is giving buyers more options than we’ve seen over the past few years.

Here’s a look at July’s numbers in Flathead County:

✨181 homes sold (+21.5% from last July)

✨Average sale price: $890,296 (-3.4%)

✨Median sale price: $620,000 (-6.1%)

✨Average price per square foot: $423 (-3.0%)

✨1,012 homes currently on the market (+8.9%)

✨Luxury market ($1M+): 41 sales (+24.2%)

One thing these numbers reinforce is that we’re continuing to move toward a healthier, more balanced market. Buyers have more choices, but homes that are priced appropriately and show well are still attracting strong interest. At the same time, the luxury market remains incredibly active, highlighting the continued demand for lifestyle properties throughout the Flathead Valley.
