🤓 April Market Update | Flathead Valley

April brought strong momentum across the Flathead Valley market, with activity and pricing both trending upward as we move into the spring season.

We saw 135 closed sales, a notable 25% increase year-over-year, signaling renewed buyer activity and confidence. Home values continue to appreciate, with the average sale price reaching $949,671 (+19.7%) and the median price at $649,000 (+3%). Price per square foot also climbed to $430 (+12%), reinforcing steady demand across a range of property types.

Inventory remains relatively stable, with 777 homes currently on the market (+2.2%)—offering buyers more options compared to earlier in the year.

In the luxury segment ($1M+), we recorded 25 sales (+8.7%), showing continued strength at the high end of the market as lifestyle-driven buyers remain drawn to Northwest Montana.

What this means:

For Sellers: Pricing power remains strong, especially with thoughtful preparation and strategic marketing.

For Buyers: While competition exists, increased inventory is creating more opportunity and flexibility than we’ve seen in recent months.
