The purpose of the Northwest Montana Community Land Trust, Inc. HOW DOES THE COMMUNITY LAND TRUST WORK? With funds garnered previously from a federal program, NWMTCLT has been able to purchase distressed homes and rehab them. This program takes a vacant home that has become a drain on a neighborhood and gets it fixed it up looking beautiful again. NWMTCLT then separates the land from the home and retains ownership of the land beneath the home. The home itself becomes available to be sold to qualified Homebuyer Education graduate. The Community Land Trust owns the land in perpetuity and leases it back to the homeowner for a low monthly payment. Because the homeowner is only purchasing the structure, the price of the home is now affordable. Homeowners still have to qualify for a mortgage, pay utilities, and taxes and keep the home in good condition. The money acquired from the sale of the house is put right back into the program to purchase another home, so this program is self-funding and self-sustaining! If the homeowner decides to sell their home, they can recoup some of the appreciation of the value of the home, but they must sell it to another graduate of the NWMTCLT homebuyer program. There are only winners in this scenario… the neighborhood wins as there is no longer a home that is a “drag” on their property values. A homeowner wins as they are able to purchase a home at an affordable price and get out of the rental market. The overall community is a winner as this program brings stability to neighborhoods; the new homeowners are educated in responsible home purchasing, budgeting and maintenance issues, thereby reducing the likelihood of foreclosure. is on the front lines every day, helping individuals and families achieve, preserve, and sustain the American Dream of homeownership. “I am a Flathead Valley local and I can’t afford to buy a home here.”

If these words are the case for you, please share this post: on your story, in the comments, or however feels right. It can be lonely and frustrating to feel like homeownership in the place you call home isn’t attainable.

And if you aren’t someone who can say these words about yourself, imagine the person who can. Is it your kid’s teacher? The nurse taking care of your dad? The liftee who’s been bumping your chairs for 10 years? Maybe it’s your local bartender who has your order ready before you even sit down.

The reality is that our community is changing. Housing prices have skyrocketed out of reach for many of our locals, and the land trust is working closely with local housing coalitions and nonprofits to do something about it.

If housing affordability has affected you as a local to the Flathead Valley, we want to hear about how.

When this home was purchased, the Women's Foundation of Montana and one of our local philanthropists, Bev Braig, stepped in to help. Meeting the needs of women in our community and giving them the opportunity to build wealth through homeownership is just one part of what the land trust does, and we are so grateful to partner with such generous community members and organizations.

This week's Featured Foundation Builder: Bev Braig

Bev and her late husband Bob were educated in Montana and built their lives here. Bev is a native Montanan, and Bob was a first generation Montanan. Together they shared a simple belief: support all Montanans.
"Anyone who wants to live here deserves to, and deserves to live in a nice home," Bev told us. "Owning a home is basic."

She's especially drawn to helping single parents who want a family home. So when a single mom and her young daughter needed one, Bev stepped up to make it happen.
When we hosted our Trailview Block Party, Bev stepped up again. Because the Trailview homes don't have gas, carbon monoxide detectors weren't originally part of the plan, but with attached garages we wanted every homeowner to have one, and Bev helped us pay for them.

That's how Bev shows up. Where there's a need, she finds a way to meet it.

"I believe to whom much is given, much is required," she said. "We can't change the world, but we can help provide for where we live. If where we live has been good to us, we need to give back."

She's clear that this goes for everyone who calls the Flathead home, whether they've been here for generations or chose it recently. "I'm grateful for the people who have chosen to come here and live, and I'm grateful for those who are willing to share their philanthropy."

This is what it looks like when one of our homes finds its family! 🏡

Over the last couple of months, we’ve been remodeling a Community Land Trust home in Kalispell. Last month, Lydia, a local who works for the State of Montana’s Office of Public Assistance, signed the papers. She and her little boy are officially homeowners, and she’s already busy making the place truly hers.
Our real estate agent Mandi walked with Lydia through the whole process, and Lydia’s dad joined us for the signing festivities. He’s since taken on his officially designated dad duty: helping her move in.

This is the whole point of the land trust. A local mom and her son have a home in Kalispell they can afford, and when Lydia is ready to sell someday, it will go to another local family at a price they can afford too.

Congratulations, Lydia. Welcome home! 💙

It’s that time of year again: the Great Fish Community Challenge is back, and we’re proud to be participating once again! 🐟

From August 11 through September 11, you can support NWMTCLT and the work we’re doing to create permanently affordable homeownership right here in the Flathead Valley.

Here’s how it works: the Great Fish Community Challenge is a four week giving campaign hosted by the Whitefish Community Foundation. With one single donation, you can give to as many participating nonprofits as you’d like, and 100% of your gift goes directly to the organizations you choose. The Foundation covers all the costs AND awards a percentage match on the first $25,000 each nonprofit raises. So your gift really does go further!

And while the Whitefish Community Foundation is behind the Challenge, this isn’t just a Whitefish thing. Every year, nonprofits from across the entire Flathead Valley are participate, serving communities from Kalispell to Columbia Falls to Bigfork and beyond.
