The purpose of the Northwest Montana Community Land Trust, Inc. HOW DOES THE COMMUNITY LAND TRUST WORK? With funds garnered previously from a federal program, NWMTCLT has been able to purchase distresse

d homes and rehab them. This program takes a vacant home that has become a drain on a neighborhood and gets it fixed it up looking beautiful again. NWMTCLT then separates the land from the home and retains ownership of the land beneath the home. The home itself becomes available to be sold to qualified Homebuyer Education graduate. The Community Land Trust owns the land in perpetuity and leases it back to the homeowner for a low monthly payment. Because the homeowner is only purchasing the structure, the price of the home is now affordable. Homeowners still have to qualify for a mortgage, pay utilities, and taxes and keep the home in good condition. The money acquired from the sale of the house is put right back into the program to purchase another home, so this program is self-funding and self-sustaining! If the homeowner decides to sell their home, they can recoup some of the appreciation of the value of the home, but they must sell it to another graduate of the NWMTCLT homebuyer program. There are only winners in this scenario… the neighborhood wins as there is no longer a home that is a “drag” on their property values. A homeowner wins as they are able to purchase a home at an affordable price and get out of the rental market. The overall community is a winner as this program brings stability to neighborhoods; the new homeowners are educated in responsible home purchasing, budgeting and maintenance issues, thereby reducing the likelihood of foreclosure. is on the front lines every day, helping individuals and families achieve, preserve, and sustain the American Dream of homeownership. Thank you, American Bank of Montana!

We're deeply grateful to American Bank of Montana and the Federal Home Loan Bank of Des Moines for a $25,723 Member Impact Fund grant supporting affordable housing right here in the Flathead Valley.

Teachers, tradespeople, caregivers and so many others deserve a place to call home in the valley they help keep running. These funds will help buy down the cost of homes in Whitefish—making it possible for income-qualified members of our local workforce to put down roots in the community they serve.

Partnerships like this are how we close the gap between what working families earn and what housing costs. Thank you, American Bank of Montana and FHLB of Des Moines for helping the land trust and your neighbors!

🌟 Meet This Week's Featured Foundation Builder: Mandi Luce-Heinle! 🌟

Foundation Builders is our new series spotlighting the people whose dedication helps make permanently affordable homeownership possible in the Flathead Valley. First up, we are thrilled to celebrate Mandi! 💛

Mandi has worked tirelessly and volunteered many of her services as our real estate agent, helping families across our community achieve homeownership.

A little about Mandi: She's a Flathead Valley native, raised in Columbia Falls. After college at MSU Northern, she married her husband, Ken, and moved to their ranch in Southeast Montana. Mandi taught school for a few years, then started a Made in Montana wholesale and retail business that she operated until she sold it in 2019.
After ranching, running their businesses, and raising kids for 30 years, Mandi and Ken moved back to beautiful Lakeside, Montana, to be closer to family and enjoy the lake life.

Mandi's dedication is a beautiful reminder that real estate agents in the valley play a powerful role in our mission! Agents can contribute by referring potentially eligible buyers our way, and by letting sellers know that selling to the land trust keeps a home affordable for generations to come. 🌲 In her own words: "I find it incredibly rewarding to help NWMTCLT buyers achieve the dream of homeownership and to build a future in the communities they love." 🏡

The Northwest Montana Community Land Trust, Inc. is creating home-buying opportunities and access for individuals and families in the Flathead Valley. Their work supports a population consisting primarily of single women and single women with children. The stability of homeownership creates safety for children and the ability to grow in a comfortable environment. When the Iannucci family decided to sell their home in Kalispell, they made a choice that shaped this house for generations: they made it affordable forever. 💛

By selling to the land trust for $270,000 — well below its appraised value of $369,100 — they ensured that this home would remain within reach for working families. In November, Kathy Rhinehart became the next chapter in that story when she stepped into homeownership in this 3-bedroom, 1-bathroom, 1,065 sq ft home. And with the other side of the duplex already in our CLT program, both units are now permanently preserved as affordable housing. 🏡

Here’s something many people don’t realize: one of the most powerful ways to support our mission is by considering selling your home or land to us. Every property entrusted to the land trust becomes a lasting gift to our community — a place where working families can put down roots, build stability, and thrive.
