Waiting for mortgage rates to come down may feel like the only way to make buying a home possible.

But 41% of buyers who waited wish they'd bought sooner – before rates and prices rose again.

Right now, factors like inflation, the economy, and global events are all having an impact on rates – and it’s not in the direction you’d hope.

So, for a lot of buyers, waiting might not pay off. Sometimes it just means putting your life on hold for what feels like too long.

Before you decide to hit pause on your move, talk to a trusted lender. They’ll go over options that can help make buying work at today’s rates, and how to get the best rate you can.

You certainly don’t have to buy now. You should buy when the numbers work for you. But you should at least know your options before making a decision.

Reading has become one of my favorite ways to protect my own headspace. Twenty minutes with a good book does more for my stress level than scrolling ever will. It slows me down, gets me out of my own head, and honestly just makes me feel more like myself.

You don't need a huge reading goal or the "right" book. Just something that pulls you in for a few quiet minutes. 📚

What are you reading right now? Drop it below, I'm always looking for my next one. And if you're on Goodreads, send me a note and I'll follow you there. 👇

DID YOU KNOW? The best time to buy a home this year is here. 👈🏼

Realtor.com says September 27–October 3 is expected to bring the best combination of buyer-friendly conditions in 2026.

We’re talking about more homes to choose from, better pricing, less competition, and more time to decide. And maybe that’s enough to offset some of the pressure today’s higher rates are putting on your budget.

Want to find out? Let’s have a quick conversation about what’s expected in our market and what’s available in your price point. Just DM me to get started.

And just so you know, the window doesn’t close after that one week. It’s open all October long.

🍂 Fall is the perfect time to give your home’s exterior a quick refresh.
You don’t need a major project to make a big difference. Start with these five simple curb appeal updates:

🍁 Rake leaves and tidy the lawn
🌿 Trim shrubs and remove dead plants
🧹 Clean the front porch, walkway, and driveway
🚪 Refresh the front door with a clean mat and simple seasonal décor
✨ Clean windows and exterior light fixtures

And before you call it done, try this 5-minute curb appeal check:

Stand across the street and look at your home like a buyer would. Clear the walkway, remove anything distracting, turn on the exterior lights, and make sure the front door feels like the focal point.

Small details can make a home feel cared for, welcoming, and ready for the season.

Thinking about selling this fall or winter?
Call or text, and I can help you decide which updates are worth your time before you list.

You don’t have to love journaling to benefit from it. ✍️

A few minutes of writing can help slow down racing thoughts, reduce stress, process emotions, and create more clarity around what you’re actually thinking and feeling.

The goal isn’t to write pages. It’s to notice what’s going on in your head so you can respond with more intention.

Try these three questions:

- What’s taking up the most space in my head right now?
- What am I telling myself about it, and is that thought helping me?
- What’s one thing I can do today that’s within my control?

That’s enough.

A little awareness can change the way you handle the rest of your day.

Save this for the next time your mind feels crowded. 💛

Everyone's been watching mortgage rates. But there's another trend buyers shouldn't overlook...

Every fall, the housing market tends to shift.

More homes hit the market. Asking prices often soften. And sellers are usually more willing to negotiate.

Those seasonal changes happen almost every year – and they can make buying a little easier.

Let's talk about whether those same trends are showing up in our local market – and what it means for you.

Data centers are showing up in more communities, and naturally, homeowners and buyers want to know what that could mean for nearby houses.

One of the biggest concerns that comes up is home values. But research from HousingWire found that areas with large data centers generally saw home values track similarly to comparable areas without them.

That doesn't mean proximity never matters. Noise, infrastructure, future development, and potential utility costs are all worth considering.

But a data center nearby isn't automatically bad news for your home's value.

Have one near you or one coming soon? Let’s look at what it could actually mean for your home and your neighborhood.

The numbers are in for August. Average sale price is up 4% year over year to $403,174, homes are moving a little faster at 39 days on market, and inventory has tightened to 2.6 months of supply.

Whether you're buying, selling, or just like staying in the know, this is where our market stands right now. I read these reports so you don't have to, and I'm always happy to break down what they actually mean for your specific situation.

I used to think saying yes to everything was the price of being good at this job. Another evening out, another request, another "sure, I can fit that in." I said yes because I didn't want to let anyone down. 👈🏼

A couple of boundaries changed everything for me. I only give up one evening a week away from home, whether that's for work or for bunco with friends. And Sundays are off limits. That's my day of rest and prayer, full stop.

Here's the thing. Nobody hands you permission to protect your time. You have to decide what matters enough to guard it, and then actually guard it, even when someone asks nicely.

Since I started holding these lines, I show up better everywhere else. More present with clients. More present at home. More like myself. More clarity.

Boundaries aren't about shutting people out. They're about deciding what deserves your energy so the important things don't get the leftovers.

What's one boundary that would protect your energy this week? Drop it below. 👇
