Hello, August. 💙

A fresh month always feels like a chance to reset.

I'm walking into this one with a grateful heart, big goals, and a reminder to myself that growth doesn't happen overnight. It happens one choice, one conversation, one workout, one showing, one prayer, and one day at a time.

July stretched me in ways I didn't expect, but it also reminded me just how faithful God is.

Here's to continuing to grow, staying rooted in what matters most, and seeing what this next chapter has in store.

Real estate isn't just about getting to the closing table.

Sometimes it's about having the courage to walk away.

Yesterday, my buyers made the difficult decision to cancel a contract after inspections. We had noticed several concerns when we first toured the home, but they loved it enough that they wanted to give it a chance. That's exactly what inspections are for. They give you the information you need to make an informed decision.

As we were wrapping up, something happened that I'll never forget.

One of the buyer's parents asked, "If they cancel this contract, do they still get to use Megan as their Realtor? We really like her."

Then my buyer told me how impressed he was with the inspector I had recommended. At first, he wasn't sure because of some online reviews. After spending several hours with him, he looked at me and said he was really glad I had suggested him.

Those moments meant more to me than they probably realize.

I don't measure success by whether every contract closes. I measure it by whether my clients know I have their best interests at heart, even if that means walking away from a house they love.

The right house will come.

Until then, I'll keep doing what I've always believed is my job: protecting my clients, giving honest advice, and helping them make decisions they can feel good about long after the excitement wears off.

Because finding the right home is important. Making the right decision is even more important. 💙🏡

🏡 “I’m just waiting for rates to come down.”

I hear this one a lot.

And I get it. A lower rate sounds like the obvious reason to wait. But here’s the question I want buyers to think about:

What happens when everyone else who has been waiting jumps back into the market too? 👀

Lower rates could mean more competition, less negotiating power, and potentially higher home prices.

Does that mean everyone should run out and buy a house today? Nope.

It means there is more to the decision than one number.

Two hundred and fifty years.

Just saying those words makes you stop and think.

Think about the generations who came before us. The families who built homes, planted roots, served their communities, cared for their neighbors, and dreamed of a better future for the generations that would follow.

Today, we become a small part of that story.

As we celebrate America's 250th birthday, I hope we take time to appreciate the people we're sharing today with, the memories we're creating, and the simple freedoms that allow us to gather around the table, watch fireworks light up the night sky, and simply enjoy being together.

May we never take those moments for granted.

Here's to honoring the past, celebrating the present, and inspiring the generations still to come.

Happy 250th Birthday, America. ❤️🤍💙

Most people see the "For Sale" sign.

Then they see "Under Contract."

A few weeks later, they drive by and see "SOLD."

What they don't see are the phone calls, negotiations, problem-solving, and countless behind-the-scenes moments that happen to get there.

I recently wrapped up one of the more challenging transactions of my career, and it reminded me why I love what I do. Every transaction is different, but one thing never changes: my commitment to communicating, advocating for my clients, and helping them move forward.

🏡 There is always a moment.

It isn't the kitchen.

It isn't the primary suite.

It isn't even the backyard.

It's the moment buyers stop looking at a house and start imagining their life in it.

Maybe it's deciding where the Christmas tree will go.
