The government is talking about going to a 50-year mortgage — here’s an example of what that looks like:

The median home price we’ll use is $300,000.
At 6.5% interest:

30-Year Mortgage:
• Monthly Payment: $1,900
• Total Loan Cost: $684,000

50-Year Mortgage:
• Monthly Payment: $1,650
• Total Loan Cost: $990,000

That’s $690,000 just in interest.
People are actually considering 50-year mortgages now just to make ends meet.

Yes — you can make extra payments toward the principal starting in year five (or earlier).
You can also do that on a 30-year mortgage to cut years off the loan and save thousands in interest.

This is the definition of broken.

🏠 Big News for Homebuyers – Effective November 16, 2025!

Fannie Mae just announced one of the biggest lending changes in years. Beginning November 16, 2025, Fannie Mae will no longer require a minimum credit score for loans evaluated through its Desktop Underwriter® (DU) system.

✅ Instead of relying on a single number, DU will analyze your entire financial picture — income, debt levels, payment history, and cash reserves — to determine eligibility.

💡 What This Means for Buyers
• More borrowers may now qualify for conventional loans even if their credit scores are below previous cutoffs.
• This creates a fairer path to homeownership for buyers with solid financial habits but limited credit history.
• FHA loans remain unchanged:
• Minimum 580 credit score = 3.5 % down
• 500–579 credit score = 10 % down

📈 Bottom Line

Credit still matters — but your overall financial story will now carry greater weight in approval decisions.

Today my sister and I had to make a run to the City Market for my mom (she needed some vegetables). We ran into Andy Ashley from Ruskin High School. He has a booth set up on Saturdays and Sundays, selling his own brand, Trick Bill’s Barbecue Sauce and Rubs.

I was proud to see one of our alumni out there doing his thing. Andy and my sisters went to school together, so it was especially meaningful to see him representing our community like that.
