We have some new followers so I thought I would reintroduce our appraisers. Faucett Appraisal Services has been appraising for over 30 years. We service Northwest Missouri, Northeast Kansas and also go into the Kansas City Metropolitan area.

We have 3 appraisers on staff:

Nichole Faucett has been appraising for 10 years with Faucett Appraisal Services and is a General Certified Appraiser that is certified to appraise residential, agricultural and commercial properties. Nichole tends to focus on the agricultural appraisals.

Dee Clemens has been appraising for 4 years with Faucett Appraisal Services and is a General Certified Appraiser that is certified to appraise residential, agricultural and commercial properties as well. Dee tends to focus on the commercial appraisals.

Richard Wade has been appraising for 16 years with Faucett Appraisal Services and is state licensed and is licensed to appraise residential properties.

Neil Faucett has been appraising for over 30 years with Faucett Appraisal Services, and he has semi-retired but still consults on a regular basis with all of the appraisers on staff.

What is a Date of Death Appraisal?

Date of death appraisals, or estate appraisals, help to determine the Fair Market Value of the real estate as of the time of the owner’s passing.

They are completed by a licensed real estate appraiser when settling an estate. A state licensed appraiser can appraise a residential property, and a general certified appraiser can appraise a residential, agricultural or commercial property.

Anyone involved in the settlement process may order a date of death appraisal.

The executor of the estate or another family member usually orders them. The accountant or lawyer may also order the appraisal.

Why You Might Need a Date of Death Appraisal
The main purpose of a date of death appraisal is to help determine the fair market value of the real estate as of the owner’s passing. This is mainly used for probate and tax purposes.

Probate
If you are the executor of an estate or the beneficiary of an inheritance, you may need the appraisal for probate.
The appraisal can help determine the value of the real estate, which can ensure a fair and equal distribution of assets.

Capital Gains Tax
When you inherit real estate from a deceased person, the basis of the property is “stepped up” to the property’s fair market value at the time of the person’s death.
This means that if you sell the property after inheriting it, you may have to pay capital gains tax on the difference.
The valuation will help to determine the basis at the time of death.

When you are needing an appraisal make sure you hire an appraiser that is QUALIFIED & competent.

A CERTIFIED GENERAL REAL ESTATE APPRAISER, also known as a commercial appraiser, is the highest license level for real property appraisers. They can appraise any type of real estate, including residential, vacant land, and commercial property. This includes single-family homes, apartment complexes, strip malls, and airports.

A LICENSED RESIDENTIAL APPRAISER is a professional who can appraise RESIDENTIAL properties (only) with up to four units. This includes single-family homes, duplexes, triplexes, and single-family homes with auxiliary dwelling units (ADUs) or garage apartments. They can appraise non-complex properties with a transaction value of less than $1 million and complex properties with a transaction value of less than $250,000. Licensed residential appraisers do not appraise subdivisions.
