"Shouldn't I just wait to sell?"
I hear this a lot, and I want to say first: it's a reasonable question.
Nobody wants to leave a home they love before they have to. That instinct makes sense.
But here's what I've seen over and over, both as an occupational therapy practitioner and now as a REALTOR®-
Waiting often isn't really a choice you're making. It's a choice that gets made for you, usually by a fall, a diagnosis, or a hospital stay nobody saw coming.
When that happens, the timeline disappears.
Decisions that should take months get made in days. Family members who weren't part of the conversation suddenly are, often under stress, often without knowing what their parent would have actually wanted.
Having a plan doesn't mean selling now. It means knowing what your options are, what your home is worth, what a move would actually look like, and what your timeline could be, all while you still have the clarity and the time to choose well.
That's the difference between a plan and a crisis response. One feels like control. The other rarely does.
