Did you know that Sears still has stores open?

I get a lot of news about retailers delivered to my inbox and spend an hour or two a week reading through who is opening stores, who is closing stores, who is going bankrupt, and so on. Recently I read a clip that Sears planned to close one of their stores in California and it caught my eye because I didn’t realize Sears was still operating- their stores have been closed here in Kansas City for years.

Sears has always had a special place in my heart. They were one of the largest and most influential retailers throughout much of the 20th century. It’s amazing to think about how much shopping has changed in the last 25 years! I remember combing through their catalogs as a kid, reading about the ‘homes in a box’ people used to build, and hearing the reasons why Kenmore appliances were superior. Sears started declining even when I was a kid, filed for bankruptcy in 2018, and started closing stores soon thereafter. In their heyday they had 3,500 stores (for comparison Target has 1,950) and after this closure they will have just seven: two in California, two in Florida, one in Massachusetts, one in Texas, and one in Puerto Rico. Anyone want to go on a road trip with me to visit a piece of history before they are all gone?!

Hey downtown tenants and property owners- Have you heard about the Storefront Vacancy program?

The city wants to avoid vacant storefronts and support local business when thousands of visitors come to Kansas City for the World Cup next year. Last month the city passed a $1.4M program that helps subsidize lease payments and improvements for retail storefronts in the downtown area:

✅Long term leases can get up to $25,000 in lease subsidies plus $5,000 for improvements, staffing, and merchandising.
✅Short term leases can get up to $1,000 monthly in rent subsidies plus funds for the improvements, staffing, and merchandising.

Hey Olathe- there’s a new restaurant coming your way!

Smokin' Oak Wood-Fired Pizza is opening in the former Smash Burger space in Olathe Station at 119th and BlackBob! They are currently getting permits and will open in a few months when their construction is complete.

I had the honor of representing Smokin’ Oak and enjoyed every minute of it. The franchisee has other concepts in Kansas City and they do very well here- he is on fire (see what I did there 😉) for both Smokin’ Oak and KC and it is contagious!

So what’s Smokin’ Oak? They are a fast-casual restaurant that makes personal, made to order pizza cooked in minutes over a wood-fire at 900 degrees. More than pizza, they have a self-pour tap wall with wine, beer, and cocktails. You get a bracelet you can tap and then pour by the ounce. Not sure if this is fun or dangerous but I can’t wait to give it a try!

Last night I got to take my husband and son to the VIP Opening night of the new 30hop at Merriam Grand Station.

Grand Station is a Drake Development project built on an old Kmart site. Drake transformed the 14 acre eyesore sight to a beautiful new project featuring 361 Class A apartments, restaurants, and civic space with a stage and pretty green space.

This is the sixth location for 30 Hop, and the second one in the Kansas City metro. The space was beautiful, the service was outstanding (my son said “I feel very welcomed!”), the drinks were on point, and the guacamole was some of the best I’ve ever had.

Congrats to both on a beautiful new restaurant and to my friend Cary Taylor with Crossroads Real Estate Group who represented 30Hop in the deal.

Their grand opening is tonight starting at 4:30. If you don’t have dinner plans (or even if you do), go check them out!

You’ve probably heard that Kansas City’s prized retail asset, the Country Club Plaza, sold last year after encountering multiple issues with tenants, infrastructure, and security under the previous ownership group. This morning at the Kansas City CCIM breakfast I got to hear about plans for the Plaza from Chris Harren. Chris is VP of Development and will be relocating his family from Texas to KC to oversee all the operations. He shared:

✅Tenant retention is a focus and they have already renewed or restructured close to 40 leases. Some of those include tenant improvements and/or capital improvements.

✅ They have doubled the security budget. Break ins are down 87%, total crimes are down 33%. Next month they are bringing on a new security company- which just so happens to be my friend Houston's company, Metro Public Safety and Investigations!

✅ They have already completed many of the ‘low hanging fruit’ projects such as power washing, painting, and upgrading lighting. Next is the not-so-sexy stuff- roofs, sewers, HVACs, curbs, etc. These items are expensive and aren’t much fun, but they are necessary.

✅ They will be adding some spec office suites

✅ Longer-term they are focused on the things that make the Plaza great- and addressing where they fall short. The Plaza has amazing architecture, but there are some storefronts or even sides of buildings that are lackluster. The streets are so wide in some areas that connectivity and sight lines are broken.

The whole city is cheering for them to succeed!

I was asked to write about the retail market for an insert in the Kansas City Business Journal. I am always amazed at the fact that around 80% of retail purchases still happen in the store...given my own Amazon orders list I would guess significantly less, but the data shows otherwise. This will continue to evolve, as will store layouts, staffing, and experience but the way humans are wired for connection remains.

Seven months ago I posted how one of my favorite clients was evaluating some land and hoping to put it under contract. Yesterday he closed on that land!

I first met Kevin several years ago when I did his office lease. We kept in touch, and he shared that he would really like to own his building someday. He wanted to be in control of how it was maintained and capture the financial benefits that come with owning real estate.

We found a piece of land, put it under contract, and got started on the due diligence. We tracked down an old survey, checked that the zoning permitted his use, reviewed the title work, found a covenant that would not allow one of his desired cotenants, negotiated a variance to that covenant, did some early design work, got preliminary construction numbers, put together proformas, and got started on some lease negotiations with his company that would lease space from him.

There is still a lot of work to do- in some ways, the real work starts now! It’s been fun to walk with him through this process and I can’t wait to do another post in nine months to show you how it turns out!
