You’ve probably heard that Kansas City’s prized retail asset, the Country Club Plaza, sold last year after encountering multiple issues with tenants, infrastructure, and security under the previous ownership group. This morning at the Kansas City CCIM breakfast I got to hear about plans for the Plaza from Chris Harren. Chris is VP of Development and will be relocating his family from Texas to KC to oversee all the operations. He shared:
✅Tenant retention is a focus and they have already renewed or restructured close to 40 leases. Some of those include tenant improvements and/or capital improvements.
✅ They have doubled the security budget. Break ins are down 87%, total crimes are down 33%. Next month they are bringing on a new security company- which just so happens to be my friend Houston's company, Metro Public Safety and Investigations!
✅ They have already completed many of the ‘low hanging fruit’ projects such as power washing, painting, and upgrading lighting. Next is the not-so-sexy stuff- roofs, sewers, HVACs, curbs, etc. These items are expensive and aren’t much fun, but they are necessary.
✅ They will be adding some spec office suites
✅ Longer-term they are focused on the things that make the Plaza great- and addressing where they fall short. The Plaza has amazing architecture, but there are some storefronts or even sides of buildings that are lackluster. The streets are so wide in some areas that connectivity and sight lines are broken.
The whole city is cheering for them to succeed!
