A home inspection is about more than finding defects — it’s about protecting people.
During today’s inspection, I discovered a gas leak at the shutoff valve near the gas meter. This was a potentially dangerous issue that may have gone unnoticed without a thorough inspection.
I immediately notified the listing agent, who contacted the gas company right away. Before I even finished the inspection, the utility company arrived, located the leak, and made the necessary repairs.
The best part? The potential buyer was there and got to see the inspection process work exactly the way it should. They witnessed an issue being discovered, properly communicated, and corrected before they ever took ownership of the home.
Without being found, this could have become a much bigger problem after closing creating stress, unexpected repairs, and a potential safety hazard for the new homeowners.
