Half a mile from transit. That's the new zoning line. Because that's where people can actually live without a car.

SB 79's geographic trigger is not arbitrary. Half a mile is roughly a 10-minute walk. It's the distance at which transit becomes genuinely useful as a primary transportation option rather than an occasional alternative.

Housing in that zone means a family can plausibly choose not to own a second car, or any car at all. That's a $10,000-a-year decision. For a low-income household, that's transformative.

Transit-oriented development isn't just an urban planning preference. It's a housing affordability strategy.

Growing up poor made me really good at being cheap, an important business principle known as frugality. The Royals Downtown Baseball Stadium is just the beginning of the movement
