Two houses. Two different sets of clients. Two completely different paths. Same destination.
House #1: The home started as a For Sale By Owner (FSBO). There were no professional photos, no MLS exposure, and no automatic syndication platforms. Instead, the buyers simply drove by, saw the yard sign, and stopped. Within hours of this by chance meeting, my friends doing the FSBO, had an offer in hand. This offer came with multiple pages of jargon, a home sale contingency, a buyers agent they didn’t know, and so much urgency these sellers worried it was some sort of scam. I came into the picture when my friends reached out asking if I would review the contract and see if this was actually a legitimate offer. I was happy to do this and also review all the comps to see if indeed this was a good deal. We talked about what each page in this contract actually meant and the hoops they would have to jump through should they decide to go under contract with these buyers. In the end they decided this was way more complicated than their previous for sale by owner transactions and opted to have me represent them as their designated sellers agent. From that point forward, I spent countless hours communicating with the appraiser, the buyer’s agent, the lender, and the title company. I advocated for my sellers and ensured they got the most money possible out of a beautiful property they had built.
House #2. My seller’s number one goal was to sell as quickly and as competitively as possible because of a job relocation. We priced the home strategically, created maximum online exposure, and had multiple offers within the first week. The buyer was from California and purchased the home site unseen. She found the home online and through FaceTime she looked at it with her buyers agent and then wrote an offer. Without that exposure and marketing, that connection would not have happened and this deal would not have been possible.
Working in real estate isn’t just about opening doors or filling in blanks on a contract. It’s about showing up on day one and continuing to show up every single day until the keys change hands and the job is done. Before I became a realtor I had no idea there were so many hoops to jump in order to get some deals to a close. Sometimes it’s just finding the buyer while other times it’s the complexities of inspections, appraisals, and all the other logistics.
