Here's where we stand:
Median sale price: $335K, down 1.5% from last year
Active listings: 5,142, up from 4,524 in April
Median days on market: 64
Homes sold in August: 1,118, down 16.7%
Sale-to-list: 97.5%
Listings with a price cut: 29.8%
30-yr rate: 7.28%

What it means. Buyers have more choices and more time to negotiate. Sellers can still get close to list price. You get there by pricing right on day one, not by chasing the market down.
