If you’ve got 10–15 minutes in a home, here’s what to actually pay attention to:

🚿 Water
• Turn on a faucet — check pressure
• Watch how fast it drains
• Peek under the sink for leaks or staining

🔌 Electrical
• Flip a few light switches
• Plug something into an outlet
• Look for missing or loose cover plates

🚪 Doors & Windows
• Open and close a few doors
• Do they stick, rub, or swing open on their own?
• Check if windows open easily

🦶 Floors
• Walk slowly through main areas
• Notice any soft spots, slopes, or bounce

🌡️ Heating & Cooling
• Put your hand near vents
• Is air actually coming through?
• Any rooms feel noticeably hotter/colder?

👃 Smell
• Strong scents = something may be getting covered up
• Musty smells = possible moisture issues

👀 Bonus (Most People Miss This) • Look at ceilings for subtle discoloration
• Check corners of rooms for cracks
• Step outside and glance at grading around the home

🔌 The Outlet Test Almost Nobody Does

You’d be surprised how much an outlet can tell you in 5 seconds.
Next time you’re walking through a home, plug your phone charger into a few outlets.

That’s it.

Here’s what you might notice:
• Loose outlets that barely hold a plug
• Dead outlets that don’t work at all
• Warm outlets (🚩 not good)
• Or outlets that are… mysteriously upside down

None of these are huge on their own, but they tell a story about how the home’s electrical has been maintained over time.

⚡ Electrical issues are one of the most common things we come across, and one of the easiest to overlook during a quick walkthrough. They're often cheap and small items to fix or replace,(like outlets), but have a big impact to safety and fire prevention.

💧 Let’s Talk About Water Pressure

It’s one of the first things we check…
And almost nobody thinks to check it during a showing.

Turn on a faucet and ask yourself:

Is it strong and consistent?
Or weak… or aggressively high?

Because both can be a problem.

• Low pressure → could mean buildup, leaks, or supply issues
• High pressure → feels great… but can quietly wear down pipes, fixtures, and appliances over time

Most people only notice pressure when it’s really bad.

But catching it early?
That can save a lot of frustration (and money) later.

👃 That “New House Smell” Isn’t Always a Good Thing…

You know that smell when you walk into a home and think:
“Wow… this smells clean.”

Sometimes, that “clean” smell is actually covering something up.

We’ve come across homes where strong scents were masking:

• Moisture issues
• Pet damage
• Smoke residue

🔍 What’s That Wednesday?

Take a look at this photo from an attic during a recent inspection.

See the large piece of lumber running through the center? That’s part of a roof truss, an engineered structural component designed to carry and distribute the weight of the roof.

Now look closely… 👀

There’s a significant fracture through the truss member.

Roof trusses work as a system, and when one member is compromised like this, it can affect how the load is distributed across the structure. Damage like this isn’t something that should be casually repaired or ignored.

Because trusses are engineered components, a licensed structural engineer needs to evaluate this to determine:

• Why the failure occurred
• Whether other truss members are affected
• What the proper engineered repair should be

This is exactly the kind of thing that often goes unnoticed, it’s hidden in the attic where most homeowners never look.

That’s one of the reasons inspections matter: sometimes the most important things in a home are the ones you never see.
