Even brand-new homes can have issues. This is the time to identify repairs, touch-ups, and items that need attention before closing.

Myth #3: No HOA = no rules!?
False.

No HOA doesn’t mean you can do whatever you want.

Many properties have deed restrictions —and they can be surprisingly strict.

I’m working with buyers right now who want chickens and goats…
and you would not believe how many “no HOA” properties still don’t allow one or both.

This is where most buyers get caught off guard.

Before you fall in love with a home, you need to know exactly what you can and can’t do with it.

That’s why I pull deed restrictions upfront—before we ever move forward. And some properties have municipal or zoning restrictions as well.

Save this so you don’t learn it the hard way.
