It may feel like DeJa'Vu but repeat after me!

Marry the house, date the rate.

Here's why...at the end of 2023 the Fed anticipated 4-6 rate cuts for 2024. The first of those cuts was expected in March then April then June and now September. Do you see where I'm going?

As of yesterday, Jerome Powell hinted at uncertainty if there will be a rate cut at all this year. This does not mean rates are going to continue to rise, it just means inflation is holding strong so rates will "be higher for longer."

Simply put, if you can afford the house, buy it! Houses won't stop appreciating in value because rates are higher. If you're still waiting for rates to improve you may be waiting longer than you think, that home you love today won't be any more affordable later!

Stop expecting interest rates to go back to 2%. It is just not going to happen…. Rates historically have ranged from 5 to 7%.

Fannie Mae is forecasting rates to be around 6% in December 2025
