Their question wasn’t “can we afford it?” It was “are we getting this right?”
These first-time buyers came to us with a clear goal. They didn’t just want a home inside their budget. They wanted good value for their money, enough square footage to be comfortable, tasteful updates, and a house that wouldn’t hand them a major project right after closing.
With their agent, Megan Smith, they toured quite a few homes on purpose. Comparing options side by side helped them figure out which tradeoffs actually mattered, and eventually they found a Richland home that checked the right boxes: price, square footage, and updates.
They had also met with a lender before the search started, and that preparation mattered. The home had been marketed for rent and another offer was involved. When those buyers couldn’t move forward with their financing, Megan helped her buyers move quickly and position their offer to take the opportunity.
Getting the offer accepted wasn’t the end of the work. Megan negotiated inspection repairs and closing costs on their behalf and helped them look at this purchase not only as their first home, but as part of their longer-term goals.
And because they started the process early, the timing came together too. They were able to close right around the time their lease ended. 🔑🏡
There isn’t one formula for finding the right first home. Sometimes it takes seeing a lot of options, understanding the tradeoffs, and being prepared when the right opportunity comes along.
