Real estate is serious business. It gets a lot better when your clients make you laugh until your sides hurt.

Congratulations to our fabulous family of buyers. Closing day is the last day of a long stretch of work that was entirely yours. I just got to be in the room when it paid off.

Market activity is starting to pick up again, so if a move is on your mind, start getting ready earlier than you think you need to.

Thank you to Hilary Robbins at Coastal Real Estate Group for representing the seller, and big thanks to Christine Newbill at Alaska Escrow & Title Insurance Agency.

I have the best clients.

Who is next to make their real estate dreams come true with Providence Properties?

More on each of these:

Agent: the only one of the four you get to interview. So interview them.

Lender: talk to them before you fall in love with a house, not after.

Inspector: show up for the walkthrough. It tells you more than the PDF will.

Title and escrow: if closing feels boring, that's them doing their job well.

Questions about any of these? Message me.

Nobody feels ready because the list never actually ends.

There's always one more thing you didn't know to ask about.

What changes is the order you do it in.

Most people start by looking at houses. That's the expensive kind of backwards, because you fall for something before you know what you can carry.

Start with a lender. Not to commit to anything. Just to get your number, and to hear what the payment sounds like at the top of it.

Then your real cash. Not just the down payment. Closing costs, the inspection, the moving weekend, and the first thing that breaks after you get the keys.

Then you look.

And when you find one, the inspection isn't a pass or fail. It's a list, and that list is either a repair budget or a reason to go back to the table.

You still won't feel ready. You'll just be deciding with information instead of guessing.

Ask the question you think is too basic. It's usually the one that saves the most.

Closing costs are the part nobody saves for.

Most people budget the down payment, feel ready, and then hear about the other ten thousand a couple weeks before closing. That's a rough way to find out.

Two things that usually help. Your earnest money already counts toward this, so what you actually walk in with is less than the total you see here. And with the amount of inventory sitting in Ketchikan right now, closing cost help is a normal part of an offer conversation.

None of this is complicated once somebody walks you through it up front.

Here's what each of these actually means.

Moisture. Our climate is hard on houses and buyers here know it. They check window sills, baseboards and crawlspaces before they look at the kitchen. A small stain reads as a big problem if nobody can explain it.

Pricing. Ketchikan is a small market, so there are only a handful of real comparable sales at any given time. National estimate tools average in places that look nothing like Southeast Alaska. Local comps are the only ones that matter here.

Photos. Grey, wet light flattens a house. The same rooms on a clear morning look like a different listing. Be ready to shoot on short notice rather than booking a date and hoping.

Pre-inspection. In a small market a deal that falls apart is visible to everyone. Finding the issues early means you decide how they get fixed and what they cost, instead of finding out during someone else's inspection.

Thinking about selling in Ketchikan this year? Send me a message and I'll take a look at your place.

There's no better feeling than a client choosing to work with you a second time.

It's always fun to reconnect with repeat clients and come alongside them for the next step in their real estate world. The second time around already has trust built in, and that makes the whole thing move a little easier.

A sale like this doesn't just happen, though. It takes sound market advice, so the price and timing match what buyers are actually doing. It takes strategic marketing, so the property gets in front of the right people instead of waiting to be found. And it takes a solid professional network, so once an offer is on the table, nothing stalls. Line those up and days on market drop, and we make our way to a successful sale.

Thank you to Mary Wanzer of Coastal Realty for representing the buyer, to Malissa at Alaska Escrow and Title for facilitating the closing, and to the other professionals who gathered what was needed to close quickly.

And of course, thank you to the buyer. Congratulations on your new piece of Alaska.

There's something special about live piano on a Friday night in Ketchikan.

Abby London is bringing an evening of original alternative pop to the Creek Street Cabaret, live on the grand piano. Her music is honest and moving, built on bold storytelling and raw emotion, with songs about empowerment, resilience, faith, and truth. It speaks to anyone looking for a little clarity, inspiration, and the courage to stand firm in what they believe.

Friday, July 17
7:00 to 9:00 PM
Creek Street Cabaret, 123 Stedman St

No cover charge. Food and drinks available.

Bring your people, grab a table, and let's fill the room.

We're proud to sponsor this one for Ketchikan.

SOLD & CLOSED: 4943 🎉

Not every sale is quick. Some take patience, persistence, and a strategy that adapts as the market moves. This was one of those, and that makes the closing bell sound even sweeter.

Here's how we work at Providence Properties: we keep our finger on the pulse of Ketchikan real estate, we read the trends, and we adjust the plan until the job is done.

We don't control the market. We navigate it.

To our sellers: you trusted the process through every step, and it paid off. Congratulations, you've been wonderful clients from start to finish.

A sale like this takes a team, and ours delivered. Thank you to Hilary Robbins at Coastal Realty, Christine and Malissa at Alaska Escrow & Title, and every contractor and friend who helped bring this one home.

I have been helping Ketchikan families buy and sell since 2011. If you want a clear, honest read on the market and which of our services fit your goals, reach out and schedule a meeting with Sharli.
