Fun seeing my fellow Windermere Summit colleagues complete their time at the Windermere Summit program and move on to their respective offices this morning.

Summit is truly an incredible program — like a graduate program for realtors estate brokers — with 400–600 additional hours of training focused on systems, structure, business processes, and real-world guidance to help build a sustainable business.

I’m so glad I joined back in May 2024 (and transitioned to the Windermere Kirkland office in September 2025). Since joining the program my business has steadily grown, and thanks to the training and support, I’ve felt prepared for every new step along the way.

Grateful for the connections and friendships built through this experience, and proud of everyone settling in out there!

I grew up in Kirkland, WA. For years, I felt like I was getting priced out of my own neighborhood & was discouraged by the housing market & might never be a homeowner. That’s actually why I got my real estate license back in 2018.

Washington ranks high on this chart - showing that 76% of people are “priced out”. But the Western Washington market shift right now is really interesting.

Average days on market in Bellevue is over 30 days… and in parts of Seattle, some homes are sitting 100+ days. Inventory in many places is at 2-4 months or more vs. absorption rate.

That’s a huge change from the frenzy of the seller’s market last few years and it’s creating opportunity.

Buyers finally have:
➡️ leverage
➡️ negotiation power
➡️ time to think

The list price is no longer the whole story.

What matters now:

* price reductions
* seller concessions
* days on market
* final sold price

We’re seeing more rate buy-downs, closing cost credits, and flexible terms than we have in a long time.

That’s why having an experienced realtor matters right now.

You need someone who can analyze:

* the market data
* neighborhood trends
* offer strategy
* opportunities and risks
* what terms sellers actually want (not always highest price)

This market isn’t impossible to navigate.
But strategy matters more than ever. My first home sale as a licensed realtor was my own- and since then I’ve helped HUNDREDS of people, many who thought their dream of home ownership was impossible.
