I'm afraid to put in an offer... What if I get stuck❗️❗️❗️
ALL home buyer's go through this. Here's what you need to know to stay safe and is your agent protecting you? ⚔️
These are the common ways to "Back out" or Terminate your contract.
Contingencies: Most real estate contracts have contingency clauses, which allow the buyer to terminate the contract if certain conditions are not met. For example, if the home inspection reveals significant issues, the buyer can terminate the contract based on the inspection contingency.
Mutual agreement: If both parties agree to terminate the contract, it can be done through a mutual agreement. This is often the simplest and least confrontational way to terminate a contract.
Breach of contract: If the seller breaches the contract, the buyer can terminate the contract. For example, if the seller fails to meet the agreed-upon deadlines or fails to deliver the property as promised, the buyer can terminate the contract.
Failure to obtain financing: If the buyer is unable to obtain financing for the property, they can terminate the contract. This is often a contingency clause in the contract.
Legal reasons: In some cases, legal reasons such as fraud or misrepresentation can be used to terminate a contract.
It's important to note that terminating a real estate contract can be a complicated and potentially costly process. Buyers should consult with their real estate agent and a real estate attorney before taking any action to terminate a contract.
