✅ Clear ALL countertops except maybe a coffee maker and one decorative item
✅ Make sure lighting is bright – open curtains, turn on all lights

✅ Hide small appliances, dish soap, sponges – everything!
✅ Professional photos are especially worth it for kitchen shots

Your final walkthrough isn't just a quick "yep, looks good" moment before closing – it's your LAST opportunity to make sure everything is as it should be before that house becomes legally yours! I've seen too many buyers treat this like a formality and then discover issues after closing when it's too late to do anything about it.

Here's what you NEED to verify:

✅ All agreed-upon repairs were completed - Don't just take the seller's word for it. If the contract said they'd fix the HVAC, replace the water heater, or repair the deck – physically check that it was done and done properly!
✅ Nothing has changed or disappeared - All appliances, fixtures, and items listed as included should still be there. Yes, sellers have been known to swap out nice fixtures for cheap ones or take appliances that were supposed to stay!
✅ The home is in the same condition - No new damage since your last visit. Check walls, floors, countertops, and systems.
✅ The home is clean and empty - Unless otherwise agreed in writing, sellers should leave the home broom-clean and remove all personal belongings.

Bottom line: Once you sign those closing papers, the home is YOURS – problems and all. This walkthrough is your protection, so take it seriously!
