States with high foreclosure. I was little surprised at a few of these, but not most.

Foreclosure filings rose 20% year over year in February, marking the 12th straight month of annual increases, with 38,840 properties nationwide receiving filings, according to ATTOM. Indiana had the worst rate in the country at one in every 1,597 housing units, twice the national average of one in every 3,701, followed by South Carolina and Florida.

A Florida homeowner made headlines after using ChatGPT to sell his Cooper City home for $954,800, drawing five offers and closing $100,000 above what agents had quoted him. But the buyer's agent's broker isn't convinced he fully capitalized. Ines Hegedus-Garcia of Avanti Way East Miami argues that with five competing offers in hand, the seller should have pushed buyers for their best and highest, a move that could have netted significantly more. She also notes that ChatGPT's guidance on Florida-specific contract terms repeatedly fell short, forcing the seller to lean on the buyer's agent for guidance. Her estimate: going without representation may have cost Levine between $75,000 and $225,000.
