Mold testing isn't just about looking for visible growth.

As part of the inspection, we also look at conditions that can contribute to mold and moisture problems. We use professional moisture assessment equipment to measure humidity, surface temperature, dew point, and other environmental conditions.

The inspection also includes a visual assessment for signs of mold growth, like what you see on this door.

Identifying the moisture source and understanding the surrounding conditions are important parts of evaluating a potential mold problem.

That gives us time to perform a thorough inspection, then walk you through what we found, show you any areas of concern, and answer your questions in person.

You'll still receive a detailed inspection report, but seeing the findings firsthand and talking them through with your inspector can make them much easier to understand.

This home has a wood-burning fireplace in the living room but there's no chimney or flue visible on the exterior.

That means there's no clear path for the smoke and combustion gases to vent outside.

Definitely not something you want to overlook.

This condensate drain line had broken inside the wall, allowing water from the HVAC system to drain directly into the garage wall instead of where it was supposed to go.

A problem like this can stay hidden while moisture continues to build up inside the wall.

Exactly why the areas you can’t easily see matter during a home inspection.

It doesn’t look like much, but this is exactly the kind of detail we’re looking for on a roof.

The shingle was improperly overlapped at the flashing, leaving an exposed nail head between the tabs.

Easy to miss from the ground. Not so easy to ignore once you know what you’re looking at.

When “just put some more stuff around it” becomes a plumbing technique.

Several PVC drain connections were improperly sealed with an unidentified gray sealant applied around the outside of the fittings.

PVC drain fittings are supposed to be properly solvent-welded at the mating surfaces, not patched from the outside with mystery goo.

It may not be leaking today, but this isn't a proper repair.
