This crawl space belonged to a newly constructed house, yet widespread microbial growth was present on the floor framing and subflooring.

New construction homes can still have moisture problems, installation defects, and conditions that deserve further evaluation before closing.

A home doesn't have to be old to have problems.

This is one reason we recommend having new construction homes professionally inspected, even when everything looks fine on the surface.

This wall had only very subtle indications of a problem, a slight sponginess in the floor and a small amount of movement when pressure was applied to the wall below the window.

No major staining. No obvious visible damage. Nothing dramatic.

It's a good reminder that home inspections are primarily visual inspections. Sometimes, the only clues to significant hidden damage are small changes in feel, movement, or condition that most people would never notice.

Knowing when a seemingly minor symptom deserves a closer look comes from experience.

Because sometimes what appears to be a small issue on the surface points to a much larger concealed problem.

Sometimes the biggest issues in a home are hidden underneath it.

In this crawl space inspection, significant decay and structural damage were found beneath the floor, including compromised framing members, microbial growth, and possible termite-related deterioration.

Areas of the floor above also showed signs of movement and damage, which matched what was found in the crawl space.

This is why crawl spaces matter during a home inspection. Problems underneath the home can easily go unnoticed until the damage becomes extensive and expensive to repair.

A thorough inspection means checking the areas most people never see.

This is something we occasionally come across during home inspections, a potential fall hazard at upper-level windows.

When a window is more than six feet above the ground and the opening is low enough for a child to access easily, proper sash locks become especially important.

In this case, the drop below the window is significant. Without proper safeguards, a child could raise the window and accidentally fall out.

This panel shows several concerns, including Challenger breakers, mismatched breakers, multiple wires under a single lug, a neutral wire run across the panel face, and missing bushings at wire entry points.

None of these may trip a breaker today, but together they point to a pattern of improper installation and shortcuts.

The damage was caused by an improper screw used on the panel cover. Instead of a blunt tip, this type of screw can come into contact with and damage the wiring inside the panel.

Electrical panels require specific blunt screws to prevent this from happening.
