Listing Agents: If you have a listing with an electronic door lock, but also a standard keyed door k**b, you need to have a lockbox at the property with keys to both. Went to an inspection today but the last agent to show the property apparently locked the door k**b as well and therefore I could not get into the home to do my inspection. Apparently the only person with the keys was the locksmith who installed the new locks and he was out of town for the weekend.
So my client did not get this home fully inspected but had to pay for a full inspection.

DO NOT flush anything down the toilet except toilet paper! This is what I found in a client’s sewer line. I know the packaging says flushable and septic safe on wipes, hemorrhoid pads, etc., but these items can end up turning into THIS!

Attended a CE ( Continuing Education) class today presented by HITA (Home Inspectors Tennessee Association) at AFS Foundation & Waterproofing Specialist on Gov John Sevier Hwy. Thank you to AFS & Reid Cox, hosts.
Continuing education is a state requirement and not only benefits us, the home inspectors, but also our clients.

Pre-Listing Home Inspections:
Sellers almost never do a pre-listing inspection. They don’t see the need in the expense.
Here’s how it can benefit a seller:
1. Know before a buyer has an inspection, what defects exist that you may not be aware of.
2. It gives you time to decide what, if any, defects you can address before going on the market.
3. It gives you the opportunity to find the best contractor, at a reasonable price, to perform the repairs, on your schedule.
4. If you can’t get the repairs done, for whatever reason, disclose the defects and price the house accordingly and list it “As-Is”. This lets potential buyers know up front so time and money are not wasted negotiating repairs or price concessions.
5. Having a pre-listing inspection could also prompt a potential buyer to forego their own inspection, saving time and worries for the seller.
6. If the inspection comes back clean, or with minor issues that you can resolve, it could allow you to ask for a higher purchase price.
7. TEK Inspections will allow a seller to defer payment of the pre-listing inspection until closing. So no upfront cost.
8. Most buyers will have an inspection done, so why not get out in front of it instead of waiting, and then be under pressure to get repairs done before closing. Let’s not even talk about trying to find a contractor who can get it done within that short amount of time.
9. If defects do exist, known or unknown, they will be discovered. Why wait?

Examples of why you should have a home inspection on any home you’re attempting to purchase:
Double hots on a single breaker, receptacle with no power, incorrect plumbing practices, screws on the metal roof not installed correctly, missing drip edge under metal roof, incorrect flashing around flue exhaust vent, support beams not even touching the block piers, improper “sistering” of support beams, joist hangers only used on one end of deck joists.
These are all things the average home buyer may not know to look for. A licensed home inspector does. It’s well worth the small investment for your peace of mind and your family’s safety.
If this seller had also gotten a pre-listing inspection, most, if not all, of these issues could have been corrected ahead of time. Now they may be under pressure to find someone to correct these defects within the contract time period, and chances are, it’s going to cost more for expedited repairs.
