Today, the median new home sits around 2,185 square feet, with the average coming in at about 2,426 square feet—even as affordability remains a challenge for many families. Lately, I’ve seen firsthand how today’s higher mortgage rates have many East Tennessee buyers pressing pause—monthly payments just aren’t adding up for as many families as they used to. Pending sales are slowing down, which means a lot of folks are searching but waiting to take that next big step. On the flip side, many homeowners who locked in lower rates in years past are understandably hesitant to leave those behind, so fewer new listings are hitting the market. All of this has created something of a standstill: buyers searching for more affordable options, sellers holding tight to their current loans, and fewer homes changing hands than we typically see here in Knoxville, Sevierville, and Gatlinburg. After more than two decades helping people plant roots in this region, I know these cycles can feel frustrating—but with patience and the right guidance, there’s always a way forward to finding your place in our beautiful corner of Tennessee.

US Consumer Confidence Hits a Seven-Month Low
There’s something about East Tennessee that gives you a sense of steadiness, even when national headlines feel a bit uncertain. Right now, US consumer confidence has dipped to a seven-month low—folks are feeling a bit less certain about the economy, jobs, and income in the months ahead. The present-conditions index actually rose about 7 points to 121, but the expectations gauge slipped down nearly 6 points to 68, a level often linked with recession concerns. Early in Q3, employers cut 23,000 jobs and unemployment nudged up close to 4%, mostly because people left the workforce rather than more jobs being filled. Even with this softer confidence, homebuying expectations only eased a little in mid-Q3 and continued to climb, while about 61% of people still expected interest rates to move higher. Federal policymakers are holding rates steady for now, and markets aren’t expecting much relief just yet, meaning buyers can expect borrowing costs to stay elevated through the end of the year.

Nationally, home prices have risen 2.6% year-over-year, reaching a median of $400,000 in July. Even with inventory expanding by 4.4% and home sales ticking up by 2.9%, prices are still on the rise—though that growth looks a bit different depending on the type of home: single-family homes are up 2.5%, condos 2.3%, and townhomes 0.8%. These numbers reflect what I often see in our own neighborhoods—each property type and community has its own rhythm when it comes to value and opportunity. As someone who’s had the privilege of guiding families across Knoxville, Sevierville, Gatlinburg, and beyond, I know firsthand how important it is to understand where the market stands, especially when you’re ready to plant your roots in a place as special as East Tennessee.

Home builder confidence ticked up slightly in August, reaching 35—but it’s still a far cry from where many would like to see it. Economic uncertainty, high mortgage rates, rising construction costs, and increased fuel prices are all weighing on builders, making it tough for them to offer much relief. Even so, builders are looking for ways to help buyers—sometimes by offering price cuts—since supply remains tight and affordability is a real challenge for many families. Having called East Tennessee home for over 36 years, I see firsthand how these trends shape our market here in Knoxville, Sevierville, and Gatlinburg.
