We wanted to share a quick update regarding the HBAGK Coffee Break on October 6th.

While Knox REIA previously shared and promoted this event, Knox REIA will no longer be attending the Coffee Break on October 6th.

That said, the meeting is still happening, and our Knox REIA members are absolutely welcome to attend!

16 years ago, my girlfriends and I would fly to Florida twice a month.

Allegiant would take us for $20 each way.

We stayed on a friend's couch.

We let guys buy our drinks at the bars.

We used buddy passes to go to all the amusement parks.

Or we loaded up and headed to the beach.

It was the PERFECT way to spend the winter...

😎🍷✌

Except- once a month the flight would leave Thursday night and return Monday morning.

Which meant I had to beg for a day and a half off from work.

And triple down on my efforts for the time I was at the office.

😭😭😭

I loved my job at mom’s dump truck company.

But I LIVED for those weekend trips to play with my friends in Florida.

😎🍷✌

On the way to the airport to go home- one of the guys asked why we didn't just move to Florida.

"I can't. My family's company is in Tennessee and I need to be there."

(My girlfriend did move to Florida eventually after the Air Force took her to Korea and South Dakota.)

😭😭😭

My answer stuck with me for WEEKS.

This guy had gone to the same university that I graduated from...

He had moved to Florida.

He found a job and friends.

He took a chance on himself.

😎😎😎

Why couldn't I move to Florida, find a job and have fun everyday?

Fear.

Guilt.

Fear of not knowing enough.

Guilt of leaving my family.

Fear of failing and having to go back to Tennessee with my tail between my legs.

Guilt of leaving my family business.

Fear of actually becoming hugely successful with whatever I found to do.

Guilt of wanting to stay home where it was safe.

Fear and guilt DESTROYED my soul for awhile in 2008.

(And yes I realize how stupid it sounds now but at the time- there was NO reasoning with my fear and guilt.)

😭😭😭

Thankfully I learned to recognize the fear and guilt.

So in 2013 when I got that itch to go to Florida to learn about real estate investing...

I SMASHED ANY TRACE OF FEAR AND GUILT.

It tried to talk me out of going...

It tried to tell me that I was crazy...

It tried to be expensive...

I told it to take a flying leap and I bulldozed through every deal that came my way.

I dove into real estate investing head first.

I saw the fear and guilt coming from a mile away and put my blockers on.

I knew it would keep me stuck...

Begging for a day in the sun for the rest of my life...

Worried about what might happen if I took a chance on myself...

That's not how I wanted to live for the next 5 months much less 50 years.

😎🏠💰

This morning we woke up at the beach for the second time this month.

I’m surfing the big Z and setting up appointments to see houses next week when hubby goes to work.

Fear and guilt killed this dream last year.

I will not let it keep me down again.

😎🏠💰

You shouldn't let the stupid fears and guilt in your head keep you from getting started.

Don't let fear talk you out of mailing letters, calling sellers, making appointments and signing contracts.

Don't let guilt keep you in the struggle that you grew up in.

Tell fear and guilt to sit back down on the bench.

We're playing with FAITH and GRATITUDE.

In the past 4-5 months the Knox REIA members have:
- Sold an AirBNB condo with a nightmare HOA
- Bought an office building with Owner Financing
- Put a house she’s been watching for YEARS under contract and closing at the end of the month
- Put 24 acres and a 20k+ square foot warehouse under contract and set to close in July.
- Added her 7 (maybe 8th) furnished rental for traveling nurses in her Honey Hole
- Listed 4 houses on accident while trying to buy each of them (We make money anyway possible with those yellow letters and buttons)
- Finished a remodel on her duplex
- Bought another truck shop and 4 acres in her Honey Hole
- Sold her rental to her tenants of 12 years
- Cashed out a Lease Option from 2015
- Raised rent on 5 apartment units to make property improvements this fall
- Listed her first property and had it Binding in 48 hours
- Received 14 motivated Seller call backs from a yellow letter campaign to INDUSTRIAL properties
- Started submitting offers on beach houses for personal use and vacation rentals
- Won an alimony dispute through 2030
- Bought land in Arizona via online tax auctions
- Sold land in Arkansas to the neighbor wanting to expand
- Traveled to Italy for pasta and fun
And so much more!!!!
