The hardest part of moving up in Knoxville is rarely finding the next house. It is the order you do things in.

Most move-up sellers I work with own a home in a place like Rocky Hill, Powell, or Halls, they have built real equity, and they are ready for more room or a different part of town. The fear is always the same. Sell first, and you worry about where you will land. Buy first, and you worry about carrying two mortgages until your current home closes.

Here is what I tell them. The order is a decision you make on purpose, not a coin flip. A sale contingency, a rent-back agreement, a bridge option you work out with your preferred lender. Each one changes the sequence and who holds the risk. As a broker, lining both sides up so you are never stuck holding two houses or zero is the core of what I do. The question I get most from Knoxville homeowners thinking about selling is the same one every time. Do we sell first or buy first?

Here is what I tell them. In this market the answer comes down to three numbers: what your current home will actually sell for, what your next home will cost, and how long each side takes. Right now Knox County is leaning slightly in sellers' favor, and there are more homes on the market than a year ago — inventory is up about 20 percent. That mix is good for a move-up. Your home can still sell at a strong price, and you have more to choose from on the buy side than you did last year.

This is where structure matters as much as price. As a broker, putting both sides of a move together so you are never stuck holding two mortgages or zero houses is the core of what I do. Every client also gets a live transaction timeline, so you always know exactly where things stand.

South Knoxville is still one of the few parts of Knox County where a first-time buyer can buy a real house instead of a condo.

In Colonial Village and the surrounding blocks, the entry tier of the single-family market still starts around $275,000 for a three-bedroom, two-bath. That gets you a yard and a layout that makes sense, ten minutes from downtown Knoxville. Across the river in West Knoxville, that same money usually buys a townhome or condo, not a house. Neither answer is wrong. They are different trades, and knowing which trade you are making is the whole game.

Here is what actually decides whether you get the house though. Preparation. Buyers are coming back, existing-home sales rose about 3 percent nationally in May, so the competition is real again. The buyers who win have their financing sorted before they tour a single home, and they know the difference between what a lender will approve and what they can comfortably carry every month. Talk to your preferred lender early.
