This is my recent closing, and it was a difficult one, if I'm honest. What made the difference on being able to pull this one off for my buyers (aside from me showing grit and doing what it takes to make sure my deals close 😂) was that buyers were urgent and ready to go.

I can't stress this enough, this is still a sellers' market, and the buyers who are winning are the ones who are ready to go and show urgency through out the process.

Whether you're working with me or another agent, know what you want in a home, have your pre-approval/financing figured out, and be ready for signing offers and providing documents to lenders and you will have a leg up in the process!

I compared Sheboygan County vs. Milwaukee vs. Madison and the numbers are interesting!

$285K gets you a single-family home here. That same money doesn't even get you close in Dane County ($499K).

Meanwhile, prices are up 5% year over year, homes are selling, and the market is steady. Less bidding war chaos. No half-million-dollar entry point. It doesn't feel like, it but there is more value hear than other major counties in Wisconsin.

Whether you're buying your first home, upgrading, or investing, Sheboygan County is one of the best-kept secrets in Wisconsin.

I feel so fortunate to have been able to work with great buyers once again! Right across the street from a park/pond with two young boys who are excited to get fishing! This job has it's own set up of stressors like any other job, but being a part of genuine excitement for a new home will never get old! Congrats to my buyers!

My daughter is doing a paper on Abigail Adams and I told her I might be able to 3D print her face. I wasn't able to find any existing models, but what I did find out is that from a picture, AI was able to make an STL file in 2 minutes from the picture and I was able to load it into my printer and have the 3D printed bust in less than 2 hours. Maybe I'm late to the game on this, but I'm blown away!

AI's continued advancements make my convictions more firm that real estate is the asset to own for the future. AI will be able to make pretty much anything, but it'll be awhile before it figures out how to reproduce desirable real estate (lake front, beachfront, acreage, etc.), although I believe general housing will become much more affordable. What do you think? Is real estate the investment of the future?
