I have been getting a lot of questions lately about Trump’s proposal for a 50 year mortgage, so Bryan and I decided to sit down and break it all down.

There is a lot of noise online about whether this is a smart idea or a terrible one, but most of the takes out there are based on headlines, not the actual math. In this episode, I walk through real numbers, compare payments side by side, show how affordability changes, and talk about when a 50 year loan might actually make sense for buyers.

I also share the scenarios where I would not recommend it. This is not politics. This is about helping people get into homes and helping agents understand the impact this could have on our industry.

Most people think you need to cut a $20,000 check to get a big-name speaker at your event.

But here’s a little hack I picked up from being in the right rooms: if that speaker just released a book, offer to buy a thousand copies instead. Not only will they love you for it, but you’ll often get them at your event for a fraction of the cost.

It’s a reminder that success isn’t always about spending more money. It’s about thinking differently, finding leverage, and creating real value for both sides.

Most agents obsess over cash flow. I used to as well.

But here’s what I’ve learned from being in rooms with ultra-high-net-worth individuals: cash flow gets taxed. Net worth gets leveraged.

When you buy a property for growth and appreciation, you might not see monthly income right away. In fact, you might even go negative during development. But on the back end, you can refinance, pull millions out tax free, and roll that into even bigger opportunities.

That’s how the wealthy think. They don’t chase the quick hit. They play the long game.

Everyone’s chasing AI. The smartest people I know are chasing EQ.

The more AI takes over our daily lives, the more valuable emotional intelligence becomes. Data, scripts, and systems can be automated. But the ability to connect with people on a human level can’t.

I just spent time in a room full of ultra-high-net-worth individuals, and the biggest lesson was clear: the people who know how to listen, lead, and build trust are the ones who win long term.

AI can’t replace that. Relationships will always beat robots.

This may be the most special podcast I’ve ever recorded. ❤️

I had the honor of featuring my daughter, Nixon, as my guest on The Whissel Way Podcast. She’s only nine, but the wisdom she shared blew me away. As a dad, I couldn’t be more proud of her.

What I thought would be a fun, lighthearted episode turned into one of the most meaningful conversations I’ve had on the podcast. Nixon’s perspective reminded me of a few lessons that every business owner (myself included) can apply:

1️⃣ Keep it simple. She reminded me that sometimes the best ideas—whether it’s pricing, marketing, or culture—come from simplifying instead of overcomplicating.

2️⃣ Create an environment people actually enjoy. Nixon wanted an office with fun colors, snacks, pets, and even a Sephora room 🤯. It was a powerful reminder that people don’t just join companies for the paycheck—they stay because they love the environment.

3️⃣ Lead with joy and curiosity. From dress-up days to making things fun for clients and teammates, she showed me that business doesn’t always have to be “serious.” Joy and curiosity are powerful leadership tools.
